Well after the panic of CMHC making it harder to qualify for a mortgage starting July 1st, I am happy to report that Genworth and Canada Guarantee (the 2 other privately owned mortgage insurers) are not following suit like they always have in the past. It has been all over the news-- here is an update for you on the changes with CMHC coming July 1st
Big changes coming for anyone that wanting to puchase a home with less than 20% for a down payment- please watch the attached video done by one of the best in the industry, Dustan Woodhouse who is the president of Mortgage Architects. Dustan explains the impact of the changes 3 of them unfortunately - most significant change is the reduction to the qualifying ratios -meaning after July 1st your borrowing power is reduced, but house prices have not reduced...I will be reaching out to all my current preapproval clients over the next few days to discuss the individual impact. Key date is July 1st for the changes to take effect.
Fingers crossed the qualifying rate for mortgages drops this next week! In the past week, RBC and BMO have cut their 5-year posted rates slightly further to 4.94%. If no other banks follow, the Bank of Canada's OSFI stress test rate will fall to 4.99%. If at least one other bank goes to 4.94%, the qualifying rate will drop to 4.94%. Good afternoon! Have u enquired about deferring your mortgage payment with your lender due to covid 19? Did you know that by deferring your mortgage payment, interest accrues On the money? Depending on your mortgage provider how this interest accrues and how it is paid back varies- some lenders require it to be paid back by the end of your term and some require it to be paid back by the end of your amortization period- definitely an important question to ask and consideration for you before you agree to defer your mortgage payment.
