Summer is finally here and you might be hearing more and more about the new government program aimed to assist first-time homebuyers. Earlier this year during the federal budget, the Canadian government announced the First-Time Home Buyer Incentive program in an attempt to address housing affordability. The program launch date is set for September 2nd, 2019 at which time incentive applications can be received for purchase transactions closing on or after November 1st, 2019. ...The program offers eligible first-time homebuyers the opportunity to receive interest free loans from the government in exchange for a shared equity in the property. The concept is that with the interest free loan, which would be 5% of the value in the case of a resale home or 10% for new construction, the homebuyer would be taking out a smaller mortgage thus reducing the monthly mortgage payment. The shared equity is where the government shares in the upside and downside of the property value meaning that the government would share in any profit (or loss) from the sale of the property to the tune of 5% or 10%.
