1. Start saving. When your a first-time buyer, put your savings in an RRSP account. Keep putting money in a bank account. Lenders don't like cash under a mattress. 2. Reduce debt or don't take on new debt around mortgage application time. 3. Build your credit score. Use a visa card, get a higher limit and only utilize under 30% percent of the limit.

Great news for buyers who are getting a high ratio mortgage. CMHC will ease up on mortgage underwriting criteria. In 2020 the market was getting crazy, and CMHC increased the minimum credit score to 680. Now they are going back to 600 with 39/44 GDS/TDS. Fantastic!

I'll keep it simple. Variable is my favourite way to go. A lot more flexibility when it comes to your property and a minimum penalty for breaking your mortgage. I know it sounds weird to even think about breaking your mortgage before even getting a mortgage! The reality is people break their mortgages for often than you think for many advantages to upsize, refinance to unlock equity to purchase a new property, start up a business and debt consolidation. Another great reason to refinance is to use the equity and connect with a financial advisor and invest your money. Yes, there's a difference between pre-approval and pre-qualification. And I want to make this clear as much as possible. When you get a pre-approval, you are not approved yet. Much confusion happens as the word approved is used in pre-approval, and I understand why it will be misinterpreted. As of right now, lenders are currently not doing pre-approval as it's still a seller's market, and there's no time to review documents for pre-approval. All you can get is a rate hold up ...to 90-120 days. To be transparent as possible when the file goes live for support, lenders tend to give better rates. ( best rate for your plans and goals) I do have a rate of 0.99%, but there are requirements to meet that rate. Secondly, When you get pre-qualified (which can be quickly done thru my mortgage toolbox app), no documents are being reviewed. The data that is given should be as accurate as possible. It's to get an idea of what may be your buying power. The last thing is, the best way to know exactly what you will be approved for is when all data is inputted in the system and with a hard credit check and all supporting documents. To be clear Preapprovals in no way mean you're approved.
