What is the difference? Home Appraisal: is an unbiased estimate of the value of a home done by a third party appraiser. Lenders will request an appraisal to ensure that the home is worth what you are paying for it. Lenders will only lend on the appraised value not the full purchase price. Appraisers look at the condition of the property, age, size, updates/renovations, exterior and interior finishes, location, neighborhood a...nd overall desirability. Finally, the appraiser looks at comparables and recent sales to come up with a value. There are 3 mortgage insurers in Canada; CMHC, Genworth Canada and Canada Guaranty. CMHC is the only one changing their rules July 1st.
