The banks discount your mortgage and then if you pay off your mortgage early, you have to reimburse them your discount. I have received a number of calls about the change to CMHC's rules which particularly impact High Ratio Mortgages and First Time Buyers. As you can see in this article, the change has been made by CMHC but there are 2 other Mortgage Insurance Companies: Genworth and Canada Guaranty and they will not be changing their criteria. The changes pertained to: Debt Servicing Requirements, Credit Scores, Source of Down Payment.
