Puppy Love This is Zeppelin, my 4 year old German Shepherd/cross. She was rescued from the Northwest Territories through Rocky Mountain Rescue and was to be my first foster pup. When I first got her, she had no idea how to be a house dog. She wasn’t used to being inside, wasn’t used to affection or love and was fearful of most people. Kids were also foreign to her so she would get nervous around them and often chased them if they made noise. Fast forward to today. She’s hap...py, loved and gives/receives a lot of affection. She absolutely loves kids now and will play for hours with anyone that will play with her and/or throw her ball. She’s also a great protector, especially with kids and at home. She’s the first animal that’s ever been just mine and I never thought I could love an animal so unconditionally. She drives me crazy at times but I honestly wouldn’t trade her for anything in the world! If you’ve ever thought about fostering or adopting, please do so! There are so many incredible animals in the world that need a home and some love! Please adopt, don’t shop!

In case you missed it! Neither Genworth or CanadaGuaranty(CG) plan to follow CMHCs new underwriting policies which take effect July 1, 2020! This is GREAT NEWS for Alberta and first time homebuyers!

GOOD NEWS! Following last weeks announcement that CMHC was planning to change its underwriting policy on insured mortgages(when putting less than 20% down at purchase), Genworth is NOT planning to follow suit!! This is great news for Albertans and for first time homebuyers across Canada! GENWORTH MI CANADA INC. CONFIRMS THAT IT DOES NOT PLAN TO CHANGE ITS UNDERWRITING POLICY June 8, 2020... TORONTO, June 8, 2020 /CNW/ - Genworth MI Canada Inc. (the "Company") (TSX: MIC) confirms that it has no plans to change its underwriting policy related to debt service ratio limits, minimum credit score and down payment requirements. One of the Companys competitors announced changes to their internal underwriting guidelines with respect to the aforementioned underwriting criteria on June 4, 2020. "Genworth Canada believes that its risk management framework, its dynamic underwriting policies and processes and its ongoing monitoring of conditions and market developments allow it to prudently adjudicate and manage its mortgage insurance exposure, including its exposure to this segment of borrowers with lower credit scores or higher debt service ratios," said Stuart Levings, President and CEO.

New Restrictions to Mortgage Lending! Unfortunately CMHC(one of Canadas three mortgage insurers), has decided to tighten their lending restrictions for insured mortgages(anyone putting less than 20% downpayment). No word yet if the other two insurers will follow suit... Effective July 1, the following changes will apply for new applications for homeowner transactional and portfolio mortgage insurance:... Limiting the Gross/Total Debt Servicing (GDS/TDS) ratios to our standard requirements of 35/42; (From 39/44, roughly 10% less buying power) Establish minimum credit score of 680 for at least one borrower; and Non-traditional sources of down payment that increase indebtedness will no longer be treated as equity for insurance purposes. (No more borrowing funds for downpayment) (Gifted downpayment is still OK though!) These changes will make qualifying for a mortgage harder after July 1, 2020! Its Paramedic Services Week! This week has special meaning for me as I worked in EMS as an Emergency Medical Technician(EMT) for 14 years prior to becoming a mortgage broker. It was an incredible career path, helped mold me into the man that I am today and gave me a true appreciation for those working in healthcare. The tough calls, the long hours, the lack of sleep, the stress, the missed meals and the time away from family were all just part of the job but it was those... very things that made the job so rewarding as well! Ill always miss the thrill(dread is another word commonly used ) of being woken up at 3am after 2 hours of sleep, jumping in the truck while still getting dressed and heading to a call where you could literally come across anything. It was truly a wild, unforgettable ride and Ill have stories to tell for a lifetime. Everyday, these heroes risk their lives to help the sick and injured, often with very little gratitude or praise. Hell, they often cant even get a free Christmas party at the end of the year... **Take note, EMS higher ups!** This week is for all the EMRs, EMTs, Paramedics, dispatchers and all the other support staff and people that help keep everything running smoothly! If you have a chance, say thank you by stopping in at a local EMS hall and drop off a gift card or some treats(they love treats even though none of them will admit to eating them when they all disappear). It means the world to them and there was nothing better than coming back to the hall, starving after a long call and finding a surprise waiting for you when you get back.

-19 ! These are tough times but were all in this together! If you have any questions about your mortgage, dont hesitate to reach out to me and I would be happy to help! Insurers (CMHC, Genwroth, and CG) already had programs in place with the banks/lenders that allowed them to capitalize up to 4 monthly payments. Today they announced that they will consider extending the program to allow up to 6 months of capitalization provided that:... 1. Original insured loan amount is not exceeded 2. Request to cap payments is received prior to Sept 13, 2020 3. Bank/lender confirms the capitalization is being applied reasonably to help mitigate short-term financial difficulty resulting from COVID-19. The insurers have several other default management tools available which include: payment deferral, loan re-amortization, and other special payment arrangements. All assistance options will be considered on a case by case basis. The programs are facilitated through the banks/lenders and therefore you should be contacting your lender directly for further assistance. **They are extremely busy right now so expect to be on hold for 20+ minutes in some cases!
