Info for homeowners and potential homeowners. I know people are worried about paying the bills and absolutely utilize these deferrals if necessary. However you need to remember that it does not mean it never gets paid. This should be a last resort. You do not want 3-6 months worth of bills and interest to pay when this is all over. It may put you in a worse position than paying it now. Renters, remember this as well. If your landlord was able to qualify for a mortgage defer...ral, that means they still have to pay at a later time. This does not mean free rent for 6 months, it's likely just deferred rent. Plus rent covers some utilities and property taxes too, which still need to get paid at some point. This is just the beginning, so please be smart here. We all have to adjust our spending to make it work. But set your self up for success. Don't just think about right now, especially while you are stressed and operating out of fear and anxiety. Take each day as it comes and make a plan for yourselves that fits your situation best. What if you had a choice to support a local business instead of a huge corporation for no extra cost? When you choose a mortgage broker instead of a bank, you are supporting a local business person instead of lining the pockets of a bank that cares very little about you. I get it, it seems easier to just walk into your branch and say hey I’d like a mortgage! They have a lot of your info already, you’ve been with them for years. Loyalty right?? Well being loyal to a bank doesn...’t really do much. They charge you for having an account, for using a cheque, for sending an e transfer, for overdrafts. They really don’t care about you. They kick you when you are down. Also that banker you’ve been dealing with for years isn’t getting much from your mortgage deal, it’s mostly going to the bank who is already taking so much of your money. Using a mortgage broker doesn’t cost you anything extra. There are many other reasons to choose a broker over the banks, but this is one I stand by the most. Support local! What is a mortgage broker and why should I use one? I feel like a lot of people are unaware of what I actually do, how I am paid, what the point is in using me ect. Educating you on this may help you understand why it is so beneficial in your home buying process.... For one, my services are completely free to use. Even if I can't help you secure financing right then, I am committed to you and what is best for your situation. I can offer knowledgeable advice on how to get where you want to be financially, different ways to improve your credit, or recommendations on different services that will improve your finances or where to invest your money. All of this is unpaid, as brokers are paid by lenders after a file is funded. The only thing I ask for in return is your referrals if you are satisfied with my services! Another common thing I hear is "I have banked at such and such bank for 20 years, they know me, this will be easier, less paperwork ect" Did you know that MOST big banks have a broker channel. This means that I am able to facilitate a mortgage for you at your own bank! The advantages to this are that you have someone speaking for you. The staff at a bank who deal in mortgages are not licensed and do no have to follow the same guidelines as I do. This often results in a lot of fine print being overlooked, or simply not inquiring into your needs enough to set you up with the right product, which can cost you thousands in the event you need to move or break your mortgage term early ect. Those banks also don't have access to all the lenders and products that I do, They have a cookie cutter mortgage product and you may not be a cookie cutter mortgage client. Basically it is my job to properly educate you and make sure you are set up to make this large financial decision with confidence. You need someone to ask you the right questions and find out what's important to you long term. As I said, I have access to a ton of lenders who all offer a different range of products and rates, you need the one that is best suited to you and your unique situation. While anyone can go into a bank and apply for a mortgage, I highly recommend using someone who knows all the fancy terms and the lingo and can explain them to you properly, someone who can speak on your behalf, and someone who will fight for your approval even if it seems next to impossible, because they truly want to help you. These are the things that set mortgage brokers apart. We can all get you 'the best rate'. Truth be told most brokers and banks can get within .10 of a percent of each other. But that 400$ over your 5 year term you saved on getting the 'lowest rate out there' may end up costing you thousands of dollars when you have to break your term early for some unexpected life event, because you went with a bank who didn't explain this properly to you at the time. Stay educated, be informed and use a mortgage broker!

You are now (almost) a home-owner! Congrats! That waiting time in-between putting in an offer, getting all your financing secured, and the day you get your keys is more important than you think! Remember that you have been approved based on your current employment/income and debt situation. So in that escrow period, you do not want anything to change or it may jeopardize getting into your home! Here is 5 tips to ensure that all goes smoothly for you!... 1.) DO NOT change jobs! If you are considering a new employment opportunity, you will want to wait till after you get the keys to make that life-changing decision. 2.) DO NOT go on a shopping spree! That may be tempting considering you are buying a new home and want some new beautiful furniture to match. BUT if that means racking up a bunch of new debt, you may want to hold off. A lender can pull your credit again before closing and see that you've been hastily spending, and that may change your debt ratios and the financing may not work anymore! Better off to wait and not risk it! 3.) An add on to #2, DO NOT buy or finance anything new, including a car, camper or new dirt-bike!! Again, this changes your debt servicing ratios which could throw everything off! 4) Keep in mind extra costs you may have not had to pay while renting such as property tax and water, fire insurance ect. Owning a home also does come with some risks regarding upkeep and renovations, so it is wise to put together an emergency fund in case you end needing to call the plumber at 3 am! 5) If you haven't already, it may be time to consider getting life insurance. Life is full of surprises, best to be prepared. A lot of people wonder if they should use a broker or just go to there bank. I could list 100 reasons why a broker is better, but I will give you a few examples of what I deal with on a regular basis with clients and the bank. 1. They often don't give you the best rate or product up front. Many clients will be offered a rate at renewal much higher than the lowest rates available to them. If you are none the wiser, the bank makes more money off of you than necessary. 2. Basic...ally the same thing different scenario. I've had clients approach me saying my bank offered me such and such rate....Well I can offer better than that!....Client goes to cancel with the bank and they conveniently offer a better rate, only after competition was introduced. If a bank truly had your best interest in mind they would be offering you these products and rates up front the first time. This is the same bank who charges you for transactions, accidental overdraft fees, fees to cash a check, or write a check or really do anything. The only goal is to make money off of you in anyway possible. You may have dealt with a great employee of the bank over the years, but there is absolutely no reason to stay loyal to a business who only see's you as a dollar sign. While this is a business for me too, I see each client as a person, and my ultimate goal is to help and advise you to make an educated decision. I will not advise you to go for your max budget only to end up house poor, or hold out on a better product or rate to make more money. AND if it is in your best interest to stay with your bank for some reason, I will tell you that too! (Meaning I make no money!) I work for you and your needs.
