I was in a seminar yesterday listening to a trustee from Alberta talk about foreclosures and the expectancy over the next 6 to 12 months. I wish I could say we can help everybody but we can't. Those of you who do have equity in your home over 20% with a higher interest rate may want to look at refinancing or redoing your mortgage at the lower rates to bring your payments lower. On a refinance maybe you can use the extra money to pay off immediate revolving lines of credit to... ease your situation. If you have less than 20%, but maybe you're in a mortgage with a higher interest rate we can look at seeing if switching your mortgage to a lower one can start saving you some money per month. With rates being low, and expected to stay for a while, now is a great time to unlock equity through refinancing or a home equity line of credit (HELOC). Refinancing allows you to access equity and possibly obtain a better interest term and rate. Where as a HELOC lets you keep the mortgage you are currently paying while getting access to a large sum of money. Good morning everyone. Today the Bank of Canada made a decision to hold their interest rate. Their projection was that during the time of April the economy would have hit its lowest point. Here's a great post I would like EVERYONE to read who's following my page. I will use big banks when the situation arises. A lot of people ask why I don't you use the big banks more. And in one article it explains the exact reason why. Every time I run into someone who thinks the best interest rate is always a better deal I try to educate them about pre payment penelties. I just did an example the other day for someone who had a TD mortgage. It would have cost them $17,000 t...o break a mortgage with them. When I ran the calculations it just did not make sense for them to switch their mortgage. The educational piece came in when I said had they gone with one of the different alternative lenders I use their payout penalty would have been around $2,600. All those out there looking at potentially purchasing a piece of property I highly recommend this article from BNN. It's a very down-to-earth practical explanation about why real estate is still a good investment. For most people as they get older this becomes their pension or income after 65. Company pensions that come with jobs are harder and harder to come by. This becomes that forced savings over the course of a person's lifetime. When people look at the short picture th...ey get worried about the ups and downs and depreciation. But in the long-term as you carry this mortgage from property to property you're putting money away for one day when you might need it. Often times people over 55 will turn their property into a CHIPS mortgage. This allows them the opportunity to pull Equity from their home on a monthly basis. If you are thinking of purchasing a property I highly recommend getting a verbal pre-approval done just to see where your budget is when purchasing a home before you start shopping.
