What is a Refinance? A refinance alters the terms and conditions of your mortgage it’s essentially a new mortgage. Specifically, you are increasing the amount of your mortgage, whether to pay off consumer debt, finance a renovation, invest, or to get a lower rate. Here are a few reasons to opt for a refinance:... 1. Decrease your overall monthly debt payments by using the equity in your home to pay off those high-interest credit cards or unsecured loans. 2. Lower monthly mortgage payments. A borrower may be able to lower their monthly payments by either securing a lower mortgage rate or by extending their loan term, which would spread their payments out over a longer time period. Earlier this morning the Bank of Canada announced holding its key interest rate at 0.25% in response to what it calls the "extremely uncertain" economic outlook from the COVID-19 pandemic, and plans to keep it there until the picture improves. Governor Tiff Macklem has seemingly ruled out any further drops and has said that the central bank doesnt plan to raise the rate until well into an economic recovery. On Thursday, one of the 3 mortgage insurance companies - Canada Mortgage and Housing Corporation- announced new qualifying guidelines for purchase agreements signed on or after July 1st, 2020. You can expect to see a reduction in mortgage money you qualify for anywhere from 9% to 15%! ... Under todays guidelines, you may qualify for a $500K purchase price based on a $100K household income. After July 1st, your new maximum purchase price will be in the $450K range. Again, those new changes will affect only borrowers with less than 20% down payment. I bet you have questions! Showings of Condo Properties by REALTORS Permitted by The Province of Ontario During The State of Emergency TORONTO, ON May 5, 2020 As reports surface of c...ondominium buildings refusing to permit real estate showings during the COVID-19 pandemic, the Ontario Real Estate Association (OREA) is clarifying for REALTORS, building managers, home buyers and sellers that real estate services are on the provincial governments list of essential services. In-person real estate showings are permitted as long as real estate professionals follow provincial and local public health guidelines on social distancing and other safety measures. The Ontario Real Estate Association (OREA) strongly encourages our Members to counsel their clients to postpone any non-urgent real estate business until after the COVID-19 State of Emergency has been lifted. However, some families and individuals will still need to urgently buy or sell homes including those who have lost their jobs, had a death in the family or who have already purchased a home and need to sell their current home to meet financing obligations. OREA urges its Members to follow provincial guidelines around physical distancing and strongly recommends that no face-to-face business is conducted, said Tim Hudak, OREA CEO. We have recommended that Realtors work with their clients to find technological alternatives through virtual showings, video conference calls and digital signings. However, for many people in dire circumstances who need to buy or sell a home, an in-person showing is a necessary part of a real estate transaction. Condominium managers should allow in-person real estate showings in their buildings. Realtors will continue to prioritize the health and safety concerns of tenants, building occupants and the general public. In-person open houses are not permitted during the State of Emergency. The ability of Realtors to do in-person showings during the State of Emergency is supported by the Real Estate Council of Ontario (RECO), the delegated administrative authority in the Province, for the regulation of real estate. RECOs recommendation is that brokers and salespeople follow the direction of health officials by limiting showings to situations where they are absolutely necessary. Bank of Canada has cut again the overnight rate by 0.50% today. This emergency cut is in response to the continuous spread of COVID-19 and the abrupt decline in world oil prices. However, dont assume that interest rates will fall right away.... Mortgage interest rates will likely keep climbing a bit higher until the market achieves relative "stability". Also, there is a lot of uncertainty in regards to lenders cash flow, especially now with borrowers deferring their payments and utilizing their nonsecured credit - such as credit cards and lines of credit.
