Did you know that your home might also serve as a convenient source of cash for unexpected expenses, repairs, or upgrades? Cash-out refinancing and home equity loans (HELOCs) are two of the most common mortgage refinancing tools used to access cash. Let's compare the two. A cash-out refinancing pays off your old mortgage in exchange for a new mortgage, ideally at a lower interest ...rate. Cash-out refinancing is ideal for borrowers requiring a substantial sum of money upfront, for something like a renovation or investment property. Refinancing is more complex tax-wise but can come with lower interest rates. Just remember to take into account refinancing penalties from your current lender. Home equity loans, on the other hand, use your home's equity as security for a brand-new loan. They're best for people who require access to a cash reserve over time rather than right away, and they come in a variety of shapes and sizes. One of the first questions a new buyer asks us is: "What amount do we need to put down?" Here's what you need to know about down payments and how it can affect your purchasing power: ... Minimums: 5% of the purchase price up to 500k, PLUS 10% of any part of the price between 500k and $1 million OR 20% of the total price for homes valued over $1 million The thing is, no one comes to us with a percentage in mind. It's almost always a dollar amount. So, let's work backwards: Example 1: If you have $15,000 to put down, your maximum home price (upon approval) would be $300,000. If your downpayment is $30,000, your maximum home price (upon approval) would be $550,000. Now, there's obviously more to consider beyond the downpayment, like closing costs, legal fees, taxes and more, but that's a topic for another post. A Reflection on 2020 This has been a year like no other, a year that we will tell stories about for generations to come. A year where the entire world came to a standstill and the term "we are all in this together" has never had greater meaning. This year has taught me to be grateful, to think about gratitude daily and not take the little things for granted. The forced slow down of life has been a blessing in disguise allowing me to be more present in the moment and has give...n me the gift of more time with my family. I am blessed in so many ways and often think about the extreme hardships that so many have faced this year with loss of loved ones, financial loss, emotional and mental struggles, business loss and lost dreams. We can all do our part by supporting our community and supporting those around us who continue to struggle during these times. This year has also shown us how easily we can be divided which has been difficult to watch and I hope the divisiveness remains in 2020 and we move forward in 2021 together. I don't know what 2021 will bring, what I do know is that I will face it with the same determination and mindset that I face every year with. Happy New Year Everyone!
