Bank of Canada overnight rate holds steady at 0.25%! This was a significant BOC announcement, suggesting a turning point in their thinking. As per the BOC, the worst of the pandemic is over, the economy has been remarkably resilient and the Bank can now see the light at the end of the tunnel. The rumours appear to be true (unfortunately)! In an update released last week, the Office of the Superintendent of Financial Institutions (OSFI) proposed an increase in uninsured mortgages stress test qualifying rate to the higher of the mortgage contract rate plus 200 basis points (2.00%) or 5.25% from the current posted 4.79%. This increase will be decided on by May 24, 2021 and implemented June 1, 2021. By increasing the stress test qualifying rate, you are potentiall...y lowering the amount of mortgage funds that a potential buyer is able to access. With this being said, until the change is officially made there is reason to believe that the current boom in home buying will accelerate even further in the spring market with borrowers trying to get in under the June 1 deadline. A few days late but as we saw last week, the Bank of Canada (BOC) is keeping its key interest rate target on hold at 0.25 %, saying that economic conditions still require it even if things are going better than anticipated. The bank says that it’s key policy rate will stay at 0.25 % until the economy recovers and inflation is back at its 2 % comfort zone, which it doesn’t see happening until 2023.
