IF YOUR THINKING OF BUILDING A NEW HOUSE, READ THIS ARTICLE. This is a serious read for anyone and everyone thinking about starting to design and build a new home today. Wood is at an all time high and the quality is not that great, unless you enjoy field hockey.... If we opted to build with ICF, we could get higher performance out of our buildings but than the trade off is our very negative carbon footprint. The other negative and what I have said for a few years now with step code, is I feel that society will need to devalue current houses (record pricing) in the future to accommodate the Net Zero ready homes of 2032. So you built a New house last year? Did you get it tested? Did you hire a real builder who understands why or what he is building, or did you buy another pretty house with the same features as a new house built 3 years ago, just paying 75% more? The next ten years will change the face of house construction and unfortunately people right now are investing huge dollars in a product that is destined to "rated" and that will most likely be devalued when net zero homes is law. There is no other way. The days of flipping homes with a bandaid for a quick buck will be done as extensive retrofits become mandatory. This is definitely a good thing. The costs are high, the quality of this lumber is down as finding a straight board is a dream these days. The times are crazy in home building. On top of this building boom with high lumber costs, large delays for fixtures, appliances, a lot of other supplies. There is again an influx of uneducated or inexperienced "home builders" due to demand. Quality control for 10-15 years down the road?? ... High quality homes do not just wear makeup of nice cabinets and floors, they should perform to set standards that are law in BC. What or how is your builder building? New Homes in BC have been tested and scored for over 2 years. The goal was to reach Step 3 under the new energy code requirements. The AC (air changes) requirement is 2.5 and this we did. We came in at 1.58, that is .08 from actually meeting step 4 (step 5 being the highest in the scale). I am very happy with the results BUT saddened that we missed Step 4 by a toenail even though we did meet the goal we set.... Day three. We had no reception and we were worried about our new cat sitter and whether she was surviving Mr Juan. Nice to be so far removed from any company at all at the end of a road in the mountains. The night before we found a Rec site and it was great but being at elevation alone was very much a treat. Again the dogs worked hard but Mckean Mountain / Lake did not disappoint. This trail was a Kootney version of the grouse grind. Steep up at times to 6800 feet where we... found a little hut village and possibly some epic skiing come snow. Day two, we climbed to park boundary at base of Mount Gimli where we ate lunch, watch some climbers. There are three sets of climbers on the wall in the close up, one party had three climbers. We had the dogs on lines all day due to location and we careful to not cross into Park due to rules. Had a interesting detour on the way down @rainsquid75 Dogs had a big day and it shows. Siku likes to wake you up at about 3am until you allow him up onto the bed. Love that little bugger

This race was an inspiration to really pursue adventures and things most people thought were not really attainable, it helped save me from myself when I was on a bad path.
