Aaaahhh... Theres nothing like waking up to a fresh smell of scam trying to creep into your furnished rental... Yesterday I got a 30 day reservation request for almost $13,000 via VRBO for my full duplex... 9 people. I was all like YEEEEY...... But then Its important to STOP! its important to vet your guests and learn when to say NO, no matter how tempting the money is... So first they asked to pay in 2 payments with two different cards because they cant pay the entire amount with one card (which i can understand because on their side the amount is about $15k-$16k). After I found a solution for them, now they want to pay 2 payments half before arrival and half almost before checkout "because the boss feels uncomfortable to pay all in advance". That gives them the opportunity to cancel the credit cards before payment completion. I told her if that was booking a hotel, theyd pay in full before they get their keys... Dont BS me!

Is it that surprising to us that CMHC is tightening their mortgage lending rules? I see people outraged and shocked that CMHC making it difficult to get mortgages, might increase the downpayment, limits what you can use the take-outs for... Some articles say "and they do this NOW, when people are hurting as it is".... Of course they are doing it now... The pandemic changed the way the worldwide economics work! So many people lost their jobs during this time and had to get government assistance to stay afloat. (well see the affects of that on our taxes starting 2021... youll see!) People were given the option to differ their payments and a very high percentage took a full advantage of that offer. That showed CMHC that lending money the way they were doing thus far is high risk lending! NOW when people are hurting is the WORST time for CMHC to lend the money freely... who will they lend it to? to the people who lost their jobs or hanging by the thread? NOW its their time to take measures in protecting the financial stability of the organization. YES, it will more difficult to get mortgages. YES, as investors well no longer be able to sell to our money partners "youll get your money back withing 2-5 years after we refinance" YES, well have to become even more creative!!! CHIN UP, EYES FORWARD, LETS DO WHAT WE DO BEST!

Heres a useful time and money saving tip... I was pleasantly surprised by the "dictate" feature in Microsoft Word. I found a good YouTube video with some valuable information and I wanted to take notes. The video was over 20 minutes long and I just didnt have the time to do it.... So I just turned on the video on my phone and enable that dictate in Microsoft Word on my computer and it transcribed the entire thing 95% accurate. Thats insane! Next step is for Microsoft to learn how to add punctuation...
