It’s already May meaning the April stats are in! Home sales in the GTA set a new record for April and amounted to more than quadruple that from April 2020 the first full month of the pandemic when the economic impact of COVID-19 was arguably the worst. In comparison to March 2021 though, sales decreased by 12.7%. The market has experienced a crazy pace of home sales since the summer of 2020 so the pullback in market activity compared to March makes sense. ... Despite the slowing down in market activity in April 2021 compared to March 2021, selling prices remained very high for all home types. It is predicted that while the pace of price growth could moderate in the coming months, home prices will likely continue on the upward trend. For the 3rd month of 2021, record home sales continued across the GTA with buyers taking advantage of favourable borrowing costs and continued improvement in many sectors of the economy. What’s happening in the market? Sales are up 97%, nearly doubling that of March 2020 when we first felt the impact of Covid-19 on the housing market.... New listings are up 57% since last March but the growth of new listings still remains well below the growth of sales. In March there were 6.9 more sales to every 10 new listings. While inventory is beginning to climb it is still tight putting the GTA in a sellers market! The market is moving fast with listings staying on the market for an average of 13 days, 23.5% faster than March 2020 and 46% faster than last month. Sales prices are up across all of the GTA by 21.6% year over year with low rise homes surrounding the city of Toronto being the driver for this price growth.
