Some of the keys numbers from the month: 157 overall units sold. The previous high was 105 sales back in 2017 (the only years to break the 100 sales mark). Median sales price of $499,900. Far surpassing the previous high of $415,000 (again set in 2017). 469 active listings. Down from 708 last year. ... 90 new listings. Up from 82 last year. The current Sales to Listings Ratio is a staggering 33%. For comparison the sales to listings ratio in 2017 was 17%. The Sales to New Listings ratio is 174%. In 2017 it was 117% So the market continues to be the tightest market the north Okanagan has seen. Is it a good time to sell? Definitely Is it a good time to buy? If you can find something you like be prepared to move extremely quickly on it. Even then chances of going into competition with other buyers is a strong possibility. Looking to Sell? Wanting to Buy? The market is HOT! The North Okanagan real estate market is sizzling hot! Unit sales for July were up 23.5% year-over-year (268 from 217). This is actually the highest number of sales for the month of July since at least 2006. The number of New Listings hitting the market in July was up 16% year-over-year (330 from 285).... Big game Friday night. First Vipers home game in what seems like months. And its the annual First Responders night. In addition you can also help support the newly created Beth Marks' Memorial Fund by coming out to the event / hockey game (see attached flyer ) on the 22nd. When you purchase your tickets at the Kal Tire Place ticket office, just simply mention "Beth Marks' Memorial Fund" and $3 from every ticket sold will be donated by the Vernon Vipers Hockey Club to Beth's Fund.

Overall sales and selling prices continue to remain fairly flat although we have seen a slight increase in median prices over the past couple months. However the overall trend does seem fairly flat. We have seen the number of active listings decrease for the second month in a row. Overall the List-to-Sell ratio is 18%. A market is considered to be balanced when the List-to-Sell ratio is between 12-20%. So we are starting to see the market creep into the upper reaches of ...a balanced market. We will have to wait and see what the ratio does over the next six months to get a good idea of where the market is going; however we are starting to hear favourable sales numbers from both the Vancouver market as well as the Kelowna market. Year-over-Year numbers for the North Okanagan for the month of November Overall Sales UP 78% Median Selling Price UP 2% Active Listings DOWN 28% The market is extremely tight as demand is outpacing supply at this time of year.... The Sales to Active Listings ratio it is currently at 30% (recall anything under 12% is a buyers market, 12-20 is a balanced market and above 20% is a sellers market). The Sales to New Listings ratio is 114% with 181 sales and only 158 new listings for the month. Looking to sell - there has never been a better winter to get your home listed. The Market Bounces Back If you recall year-over-year sales in the North Okanagan were down 65% in April (the first full month dealing with the COVID pandemic) but by the end of May sales were down just 29%. Well June saw unit sales continue to rebound with final numbers up 16% over June 2019 numbers (210 vs 181). The number of new listings in June was only down 8% from last year (after 55% and 24% declines in April and May respectively).... So it does appear that both home buyers and sellers are now comfortable entering the real estate market again.
