Hot new listing in Qualicum Beach! I've seen all the nooks and crannies and this is quality throughout. Check-out the table in the craft room upstairs. I offered to store it indefinitely for the owners, but sadly they're taking it with them... Contact Robin for more details! https://youriguide.com/vJYL6IR9MNBMD1

Continuing education; at PFRE (Photographers for Real Estate) virtual conference. I’d rather be in Vegas, but hey, this is how we’re doing things in 2020. One great takeaway The art of photography is creative omission. (Mike Kelly.)

Recent shoot. Another example of how 3D tour, floorplans and photos and MLS description can be bundled into one #iGuide single-property website for use on MLS, your own website or on social media. Thanks Jay Deleskie & Jeff Deleskie for the opportunity.

It was an honor to work with the Cumberland Museum and Archives this week. They are entering a renovation, and so while they are closed, are allowing their visitors one last look at the museum via a 3D Tour. Great small-town museum and I look forward to seeing (and photographing) the new-look! I'll post the tour when it's ready... Meanwhile here are a few photos!

So close and yet so far... As I look around Canada for real estate photos good, bad and otherwise, I'm in Ottawa today. The photographer was using a DLSR with wide-angle lens with a flash attached to the camera (I caught his reflection in a glass shower door.) The flash isn't powerful enough to light the entire room below, so the incandescent light creates a yellow color-cast. When he shot smaller rooms, the flash drowned-out any yellow color-cast, so within this one prop...erty there are two mismatched color profiles. In other kitchen photos, the paint and cabinets are totally different colors. When shooting with a wide-angle lens, you need to be perfectly level, for vertical lines to remain vertical. He tried to line-up the right side of every photo straight up and down, leaving the left-hand side on an angle. By getting slightly lower, using a tripod and/or with some post-processing this can be avoided or fixed. Also, there are many shots with barrel-distortion; where straight lines at the top, bottom and sides get curved by the wide-angle lens. You can see this on the right hand side of the fireplace below. This can be corrected in post-processing and minimized by shooting level and straight. How horrible is this for marketing a property? Realtors are good at seeing past mediocre photography, but buyers could easily be turned-off by distorted walls, or gloomy coloring. The Ottawa market seems to use a lot of really good photographers, so this listing is up against others with super-attractive photos. Scroll back in my Posts for an article where I analyzed over 100 local sales which proved that better photos result in quicker sales at a higher percentage of the list price. My goal is to give a bright, clear, honest and consistent presentation of each property I shoot. Full Listing HERE: https://www.realtor.ca//6216-renaud-road-ottawa-chapel-hil
