OCTOBER 2020 MARKET REPORT Home sales reached record levels for the month of October! We had 10,563 registered sales with Toronto Real Estate Board, 25 percent higher compared to 8,445 transactions in October 2019. We never had that many sales in the month of October for the last 25 years! So, this is truly record-breaking month and it is pretty incredible. The average selling price is on the same trajectory for the 4th month in a row with an increase of 13.7... percent on a year-over-basis. Competition between buyers of single-family homes continued to support double-digit annual rates of price growth and low-cost borrowing costs has kept home purchases top-of-mind for many GTA buyers. As we take a closer look at our local real estate market here in Aurora and Newmarket, we notice that our local markets are following the price growth trend. There is a strong pent-up demand and competition between the buyers that pushes the prices and home sales up. Aurora reports 138 home sales in October and $1,052,457 average selling price. Newmarket had 197 homes and the average selling price is $914,865. Homes are selling quickly in both areas from 15 to 20 days on average at 99% to 100% of the asking price.
