Is home ownership out of reach for most Canadian? With the elections coming up, I had the opportunity to ask the political candidates what they were going to do to address the issue of house affordability through the Ottawa CBC news special federal debate. Summary:... Pierre Poilievre (Conservatives): Make living more affordable. Lower income taxes eliminate carbon tax so that Canadians can afford mortgage payments. Emilie Taman (NDP): The tax burden is not the problem. The problem is the lack of rental housing. Build 500,000 units of subsidized housing across Canada. Steve Mackinnon (Liberals): the first-time home buyers tax credit. Implement $55 billion national housing strategy that will help low income families and indigenous people. Jean-Luc Cooke (Green): Scale up CMHC mandate. Eliminate first time home buyers’ credit and put that money into non market housing. Thought: Although each candidate had unique approaches to solving the issue of housing affordability, it seems clear that all parties need to commit to the construction of new housing to address the shortage of affordable housing and there needs to be more focus on reforming legislation on mortgage regulations. Government needs to reform mortgage regulations to provide a more regionalized approach to the mortgage stress test and ensure that homeowners do not need to apply the stress test when simply renewing their mortgages on homes they already own could potentially force people to lose their home or could potentially be faced with higher interest rates which increases the cost of housing. Furthermore, Mortgage regulations need to be reformed to be fairer for contract and freelance workers who have stable income and financial stability who currently cannot qualify for mortgages under the current regulations.
