The past 15 months have been challenging; health crisis, economic blow, lack of social interaction, staying away from family & friends, remote learning etc. . Some think city life won’t come back to what it was. . If you see what’s happening in countries that are a few months ahead of us, I have bad news for the naysayers. People are eager to go to patios, coffee shops, sports events, social gatherings & BBQs.... . We’re seeing strong rental demand, strong resale condo market appreciation. Houses in the city took a short break and have been on a tear. . Don’t bet against Toronto. It’s just a matter of time. . Full disclosure: I am biased. I live, work & play in the city. . #TorontoLife #Toronto #Patios #CoffeeShops #LiveWorkPlayInTheCity #TorontoRealEstate #InvestInToronto #TorontoHomes #TorontoCondos See more
Numbers don’t tell the whole story. When I first got into investing in real estate, my Excel chart was my compass. Numbers had to make sense. Change this figure, change that figure, etc.. . . Buying an investment property is buying a business. Who lives in the area? What is it like in the evenings or weekends? Is there a sense of community or is it a ghost town? .... . One of the best things I ever did was to park my car a few blocks away and walk the neighbourhood and sometimes strike a conversation with a homeowner to get a sense of the neighbourhood. . My tip for you: close your laptop grab a coffee and go for a walk to get a feel for where you are buying your home or investment property. . #HomeBuyerTips #TorontoRealEstate #TorontoLife #InvestInRealEstate #LongTermWealth #InvestmentProperty See more
Weather looking good this weekend. You know what that means: brick sessions are in style. . Has anyone else completely forgot how to swim? I have . Last time I swam was in August of last year at Cherry beach . . In case you haven’t heard, #ActiveTO is back on this weekend. ... . #swimbikerun #triathlontraining #triathlon #im703 #bricksession #trilife #stayactive #trilife See more
I work with lots of real estate investors & my advice ever since March 2020 was to hold on, not sell & ride the turbulence. Fast forward a year, we're seeing rental demand increase, strong appreciation and a moderate upward trend in rental rates. . The one area I still see challenges in is basement (in-law suite) rentals. . Remember there are 4 ways to be profitable in real estate:... 1. Cash Flow 2. Mortgage paydown 3. Appreciation 4. Tax benefits . #Investinrealestate #realestateinvesting #longtermwealth #torontorealestate #putyourequitytowork #investmentproperty See more

It’s been a crazy challenging year to say the least. . There are so many stories behind each of these deals. From a family of new immigrants who adjusted and adapted to the highly competitive real estate market and never gave up on the dream of owning a home. It was heart warming to find their first home where they will build their roots and get into the homeownership ladder. . A young professional couple knowing where they wanted to buy their first home to settle down and s...tart a family. Never giving up on losing on other homes and staying committed. . 2 Landlords facing fierce competition from a flooded market of condos for lease, believing investing in real estate for the long term and not making decisions based on the pandemic. . I’m grateful for being a part of their journeys. Finishing 2020 on a strong note and hopeful 2021 will bring better days for all. . . Till next time. . #FirstTimeHomeBuyers #InvestInRealEstate #TorontoRealEstate #ChestnutParkRealEstate #iHaveMoreWhiteHair See more

So many lives have & will be ruined by the time COVID is all said & done. . It's convenient to click on your phone for a package to show up the next day at your doorstep, however small business owners are our neighbours, they are what makes the city vibrant and they give a neighbourhood that special vibe. Please buy local & support small business. The road ahead is bumpy but we need to help small businesses make it to other side.... When we immigrated to Canada 30 years ago, we ran a small business (restaurant) for 13 years. We put everything into it, everything. The business gave us, new immigrants, an opportunity for a better life, it put a roof over our heads, it paid the bills, it put food on the table, it put us through university, it taught us the value of hard work. Let’s not let the small business owners down. . #InvestInLocal #SupportSmallBusiness #FamilyBusiness #ShopLocal #TorontoSmallBusiness

With government running historic deficits and incurring debt at a record pace, there will be 3 options in the future: 1. Increase taxes 2. Cut government services & benefits (CPP, OAS, pensions, etc...) 3. All of the above... My bet is on option 3. Here is my advice: Take control of your future Invest in real estate Stop sitting on the sidelines Stop analysis paralysis Think Time in the market not timing the market Think long term This
3 Patterns Toronto Condo Investors To Be Aware Of!! I have rented multiple condos recently for my condo investors and I have noticed 3 patterns: 1. People moving to the core due to lower rental prices... 2. Co-living: specifically for 2 bedroom condos and 1 bedroom + den where the den is large enough to be a second bedroom 3. People moving from out of town to Toronto! Yes during the COVID-19 pandemic, who would have thought that!! I also have 2 tips for real estate (condo) investors if looking to invest in a condo: 1. Be picky: look for vacant condos 2. Look for days on market or number of times the condo has been re-listed for sale https://youtu.be/iva2ZHZY-Vs
Clearing some rental inventory. What’s interesting about this lease is the potential tenants who reached out. I have 3 observations which I believe might be a trend as we move into the fall/winter season. Stay tuned for my video discussing the above.
