To Build Or Not To Build . A lot of buyers ask if is cheaper to buy a lot and build vs buying an existing home. We spoke with Erin Gillespie of @mortgagesonthecoast to answer some of your most frequently asked questions around financing building and construction. .... Question #1 | "What kind of down payment is required to purchase a building lot? Answer | Depending on if the land is serviced or unserviced the lender will want 35% - 50% down to acquire the lot and a total down payment of 20% of the total value of the build. . Question #2 | Can I use my regular bank to finance this purchase? Answer | Maybe. Only certain lenders will do construction mortgages and lot loans. Ask your mortgage broker if your lender is on the list. . Question #3 | Are interest rates the same for bare land and building loans as they are for existing mortgages? Answer | The interest rates on lot loans and construction financing start around 4% and mortgage rates for existing homes are sitting around 1.65%. . Question #4 | How does a 'construction mortgage work?" Answer | Construction mortgages are draw based mortgages, which means you get advances of money at certain points of your build. There is an application fee for the construction mortgage, as well as an appraisal cost at each draw. You are expected to have money in savings for cost overruns, usually about 10% of the total project value, above and beyond your down payment money. . Question #5 | Can you give an example of the difference in downpayment between buying land and building vs an existing home? Answer | Say are buying a lot for $250,000 and doing a $500,000 build, with a total value is $750,000. The total down payment you will need to complete the build is $187,500. If you are buying a home that is listed for $750,000, the total down payment you will need is $50,000. . If you are considering a move, the best first step is to know the numbers.
