The Knox Mountain House Kelowna, British Columbia, Canada - Welcome home! This clean and simple entrance uses the feeling of compression and expansion of surrounding space to define the public vs. private areas of the home. In our experience, there are mostly two ways to approach main entrance design and it is often the site characteristics which inform the right approach. For example, is the entrance on a busy street or in the middle of the forest? Do we want to slowly ...introduce the secrets of the home and all of the interesting spaces within or is it all about the "wow factor" or what we call the"full monty" approach? As with any design work it is all about balance....not to hot, not to cold, not chasing trends... simple, clean, & timeless. - In this case, based on the site characteristics, we employed compression to create a cozy entry to define privacy from the street but also to let guests know...whoa there...the entry is public but dont come barreling into the private areas of the home without the owner letting you beyond the main entry space. Once through the entrance, only then do the spaces throughout the home start to reveal themselves. - What do you prefer in an entrance? It is -18C (-0.4F) in Kelowna today and meanwhile the team at our #Passivehouse project is in T-shirts! The house isnt even fully insulated yet as there is another layer of R22 batt insulation to be installed in the walls and there is only a small temporary construction heater running for about 2 hours a day! Nothing to see here..just designing buildings to suit their climate...imagine that! #highperformacebuilding @sawchukdevelopments

Beautiful days in #kelowna!

This high performance custom designed home in Kelowna is really starting to take shape. Thanks to the @fenstur crew for supplying and installing the #Passivehouse exterior doors and lift and slides this last week. The bulk of the dense pack cellulose insulation within the 9-1/2" exterior I-joist and roof cavities is almost complete, electrical, plumbing and HVAC are largely roughed in and "lock up" is just around the corner. . Yellow sheathing??? What is that? Superinsul...ated 16" thick Passive House exterior walls behave much differently than typical 6" thick exterior walls and on this project the walls are sheathed with exterior grade gypsum board (Denglas) which is highly vapour permeable meaning that if any water or water vapour that occurs within the larger assembly, it can dry to the exterior into a ventilated rainscreen channel in behind the cladding. . In physics, energy moves from hot to cold and air borne water vapour moves from areas of high humidity to low humidity so to slow the flow of energy from the inside to outside, we add superinsulation as well as seal up every little air (energy) leak to reduce energy loss but also minimize interior warm, humid air from getting into the walls in the first place. The walls are extremely airtight but there is still some air leakage (close to a spaceship but not quite) so by using a vapour permeable sheathing on the exterior the walls maintain their drying potential. . The @sopremacanada air/weather resistance barrier is complete, the @westeckwindows are installed and now the cladding contractor is ensuring that the @cascadiawindows continous insulation clips are flush and plumb before the @rockwoolna mineral insulation is installed. @publicarchitecture @rdhbuildingscience @sawchukdevelopments

Passive House Canada is hosting its 120A Passive House Design and Construction course in Kelowna on December 5th-9th. 120A: A four-day course that covers the technical, economic and policy elements of Passive House buildings. Participants will learn how to apply Passive House principles in the context of building physics, windows and mechanical systems. Kelownas local online newspaper, @castanetmedia penned an article on another multifamily #Passivehouse we are assisting @publicarchitecture and @sawchukdevelopments on. This project will be operated without any fossil fuels and is only possible by investing in the building envelope first (the giant sweater wrapping the building) and only then adding active heating/cooling systems. . The Green Point Project - normally we have to wait years for vegetation to fill in before we can photograph but all but one small tree was carefully protected throughout construction to allow this home to feel as though it has always been there. . The other interesting fact is that during excavation human remains were discovered and were traced back to the aboriginal tribe that called this region home. With profound respect for the peoples and history of this land, all of th...e remains were carefully protected and the local tribe contacted to bless those who came before and those who now act as stewards of this land. . This reminds us of the early days of the project before a single line was put to paper, Kenneth and Fiona described how they viewed themselves not as Owners of this property but simply temporary caretakers or stewards of the Point. Nothing more had to be said...at that moment we knew how special of a project this was and the power of that philosophy....it has personally moved us and to see a entire community come together to respect the past and future has been truly inspirational. APPROVED....The City of Kelowna council approved the Historical Conservation Agreement for the restoration of The Murchison House on Abbott Street last night. The proposal included the lifting, rotatating, and restoration of the existing "Medeteranean Revival" house to its original state while improving the siting of the house to provide more presence along the street. The house will be converted to a small office space and will be accompanied by a new, modern duplex struct...ure with much needed three bedroom units within the downtown core. The challenge on this project was respecting and restoring the original architectural style while introducing a new style that took cues from the original home but also represented itself as something new and different to the neighborhood much like the original house would have been in the 1930s. #kelowna #historicalpreservation See more

The curves, materials, and connection to the ground/street is so elegantly done through the use of concrete stairs, paving stones and landscaping all accentuated by warm wood soffits. Living and learning #passivehouse and #highperformancebuildings with the students of @okanagancollege Sustainable Construction Management Technology. Today we visited three of projects ranging from a luxury single family "almost" Passive House, Kelownas most energy efficient multifamily building and finally @ubc_okanagan Skeena Passive House 220 Bed Student Residence currently under construction. We are such huge fans of the SCMT program and feel very honored to have the opportunity to share our experience and passion for designing and building better buildings. @sawchukdevelopments @publicarchitecture

Today was our bi-weekly site review and builder/consultant meeting day and this afternoon had us at he @ubc_okanagan Skeena student residence. This building is also being constructed to the #passivehouse standard by @sawchukdevelopments and was designed by @publicarchitecture. NIDOs role has been to review work related to everything Passive House which ultimately touches on everything from the super insulated building envelope, the high performance window and door installa...tion, airtight building envelope construction, thermal bridge mitigation, heat recovery ventilation system coupled with super efficient heating, cooling and hot water systems. Framing is well on its way and in only a few more weeks the remaining floors will be on, trusses dropped, roof sheathed, and the window/door install along with air/vapour retarder installation can begin. @ UBC Okanagan
