2020 year-end market stats are out and there is a lot to cover. Let’s jump right in. What’s happening? Overall, it’s been a record-setting month. December's total number of sales increased a whopping 64.5% year-over-year. ... The average sale price is up to $929,699 that’s an increase of 13.5% compared to this time in 2019. Another record is in new listings. The number of homes hitting the MLS system is up a staggering 66.1% compared to last December. Meanwhile, condo prices continue to decline. The average condo price fell another 2.2% since just last month. (that is a total of 8.79% drop since September) What does this mean? The real estate market dramatically slowed at the beginning of the pandemic (understandably), but didn’t stay quiet for long. The second half of the year set continuous records. Stronger than anyone had anticipated. You might be wondering why? There are a number of factors that play a role; the lowest mortgage rates we’ve seen in over 25 years (actually, maybe ever), a strong economic rebound within many segments and the increase in use of technology for showings helped fuel the recovery and continued strength in the real estate market as a whole. Overall, this year was certainly unprecedented. With all the uncertainty in the economy, the housing market outshined even the most grim forecasts. In the freehold market, records were set across the board. However, on the condo side, this year has taken a toll. Month after month, we have seen consistent price drops (on average 2% per month). While prices are up overall since last year, it’s important to know what is happening currently. Since September we’ve seen a 8.79% drop in prices in Toronto condos alone. Why should I care? If you plan on making a move this year, there is much to consider. Understanding how these stats and the segmented markets impact your decision is crucial. Let’s discuss your options. And what a year it’s been by Corrie Harding-Keizs. I screamed it loud and proud at the end of 2019. 2020 is the year that happens not me! I mapped out my goals, both professionally and personally, to start this new decade, right! Then COVID-19 happened. I could have chosen to push it all aside and written off this year, but I continued with my path to be the best version of myself. That’s not to say there weren’t times of self-doubt and challenges... along the way. Big time! Well, here we are, the last day of school for the kids, which feels like the end of the year as we go into our 2-week family break (or more). I'm humbled & proud as I look over what I’ve accomplished this year. I hired household help that's been a game-changer. I committed to my health & wellbeing & lost 25 pounds. We homeschooled our 2 kids from March - June. We kept our kids home most of the summer; no camps, & we made it work. I had my all-time best summer! I even waterskied for the first time in 20 years! I had helped so many clients with their real estate plans. Our team transitioned into a high-performing lean top producing machine & continued to rank as one of Canada's top KW teams (so proud). I bought an investment property. We invested in our house & finally designed our new backyard oasis with a swim spa & deck (bring it on backyard get-togethers!). November real estate market stats are in and they are telling! We scoured the numbers...here’s what you need to know right now. What is happening? Over 8,700 total sales have set a new record for the month of November (this means 25% more homes sold, year over year).... Overall, sale prices have increased (averaging all property types) with the average home selling for $955,615 (slightly down from last month). Up a total of 13.73% since last November. This amounts to an increase in value of more than $112,000 (based on the average selling price). The total number of new listings hitting the MLS system is up 33.5% when compared to the same time last year. Although we did notice that sales are down 35.1% from last month. Meanwhile, pricing in the condo market continues to fall. Reporting another 2% decline in the last 30 days, equals a total of 4% drop since September. What does this mean? The record pace of sales has continued, all the while maintaining the divide between the condo and freehold market. Freehold homes made up almost 70% of the total sales in November. We are starting to see a slow-down in the number of sales with sales down 35% in the last month (although that is typical for this time of year). Yet, since this time last year, sales are still up an overall 33%. In contrast, the condo market is more balanced than previous years, with its downshift. With more than 30% new listings than last November, buyers continue to take advantage of the expansive inventory available to them. All of this has contributed to a decline in condo prices of over 4% since September. Why should I care? First time buyer? Investor? The condo market continues to be in your favour. Historically low lending rates and less people traveling this August due to the pandemic are the primary factors in the continued demand for housing - making for a record breaking August. ... Overall, the Toronto Real Estate Board reported that sales are up a whopping 40.3% year over year. Notably detached, semi-detached and townhomes were the main drivers in last month's sales growth. Despite the surge in new condominium listings, sales have continued and total sales numbers are still up from this time last year. Keep in mind, typically we see sales slow down a bit in August, with people taking more summer holidays. That being said, we are starting to notice a decline in condos actually selling this summer due to an influx of inventory. Ultimately this will reflect a decline in prices, if this continues. Hot off the press, the October real estate market stats are out! Here’s what you need to know. What is happening? The real estate market has not slowed down, October was another killer month. ... The total number of sales is still climbing. With new records for the month of October, sales are up 25% from the same time last year. Overall, sale prices have increased with the average home selling for $968,318. That's a 13.7% increase year over year (based on the average price, that equals an approximate $125K increase). Keep in mind, this includes all property types. Homes are selling 27.3% faster this year than October last year. Once a home is listed on the MLS system, it takes approximately 17 days to sell. (not including the time it takes to close which is typically anywhere between 30-90 days later). Condos are taking more time to sell. On average it takes 22 days. On the flip side of the housing market, condos continue to decline. Sale prices have seen a 2% decline in just the last 30 days alone. What does this mean? There has been a clear divide between the condo and freehold market. With detached homes making up almost 50% of the market sales this month, home sales have continued to break records year over year. A combination of circumstances has contributed to what we are seeing today; whether it's pent-up demand from the downturn of the spring market, the record low interest rates or the economy slowly recovering in some sectors. The demand for freehold homes has created a shortage of inventory which has been reflected with sale prices in double-digit growth. In contrast, the condo market has continued to see a downshift. With more than double the number of new listings hitting the market than the same time last year, buyers are benefitting from more options, which has plummeted prices down 2% just since last month. The September market stats are in! Here’s what you need to know. Believe it or not, September was a record-setting month. WHAT IS HAPPENING?... Total number of sales rising 42% from the same time last year. Sale prices are also on the rise with the average home selling for $960,772. That's a whopping 14% increase year over year (something to note: on average prices increase anywhere between 2-3% a year). Notably, the condo market has seen a 4.72% decline in prices since last quarter. Homes are selling 30% faster this year than September last year. Currently once a home is listed for sale on MLS, it’s now taking approximately 22 days to have a firm offer. (noting that this does not include the time it takes to close which is typically anywhere between 30-90 days later). WHAT DOES THIS MEAN? To summarize, we are seeing almost opposing scenarios between the condo market and the freehold housing market. Across the GTA, home sales are on the rise and this can be attributed to ongoing demand and low interest rates that give Buyers more buying power. This demand is focused on freehold home types, dropping inventory and surging prices. For condos, the new COVID-19 environment has meant less appeal for smaller living spaces, downtown living and difficult rental opportunities in a changing market, which has notably slowed pricing and sale timelines in this segment.
