Finding the perfect home can be hard, but finding the right home and then renovating to make it perfect is usually way easier. Most home purchase transactions only give you 3-4 days to get your mortgage financing in place, and this is not enough time to arrange/plan a renovation with an unprepared team. Amortisation and term are easily confused. The TERM represents the length of the contract, and the AMORTISATION is the length of time to repay the mortgage entirely. Self-employed Canadians must understand stand how to walk the line between reducing their income, through tax advantages, and keeping it high enough to qualify for mortgages and other lending products. If your income is based off gigs, self-employment or commissions, I can't stress enough, keep your credit clean, and your records cleaner, otherwise qualifying for a mortgage can be tough.
