April GTA residential resale housing stats give way to our recent predictions - sales way down, prices flat! Basically what we were all predicting. Sales are down -67% and price is up or flat at .01% in April year over year to overall average GTA price of $821,392 across all home types. An important indicator to look to in times of uncertain market conditions is the MLS Home Price Index Composite Benchmark which smooths out the sales price data(eliminating super high or l...ow skewed price data). In April the HPI went flat from a rising trajectory since 2019, however, it was still actually up 10% year over year for the GTA overall HPI! Remember to set up a plan for the future and stay safe during this unprecedented time. The data sets point to a continued parabolic marketplace and the price flattening could turnover to price declines near term. Real Estate should make a full recovery in Toronto after COVID and we are actually predicting low-mid single digit year over year price appreciation to come back in the early-spring months of 2021. Toronto home sales pushed higher in March! What do the numbers look like in these uncertain times? Well, sales in the GTA jumped 12.3% year over year to 8,012 transactions, while the composite benchmark price climbed 2.3% from February to a non-seasonally adjusted $865,200 ($611,881) per the Toronto Regional Real Estate Board. Average home prices rose 14.5% to $902,680 million from a year ago, with condos leading the charge. Theres no doubt, however, that by the end of March... sales slowed dramatically! The slow down was warranted and caused by Government recommendations/mandates. And TRREB stats prove this: The overall March sales result was clearly driven by the first two weeks of the month. There were 4,643 sales reported in the pre-COVID-19 period, accounting for 58 per cent of total transactions and representing a 49 per cent increase compared to the first 14 days of March 2019. There were 3,369 sales reported during the post-COVID-period down by 15.9 per cent compared to the same period in March 2019. Going forward we anticipate a levelling off on the price curve, slower sales as only dire Real Estate needs should be met during this pandemic to flatten the viral curve.
