Progress is moving forward nicely with the 2 Cathedral Village infills. We are actually ahead of schedule!
Things are moving along nicely with our project in Westerra with 10 of the homes under construction. Nice work to all involved with the project.
A lot happening at our Westerra project today. Excavation of the last of the 10 is taking place, foundation pour on another 2 with framing on a couple more. Project is progressing well!
It has been an absolute pleasure working with you. Thanks for choosing Orion Developments!!!
Things are moving along nicely with the project in Westerra. Currently, there are six homes under various stages of construction.
And here we go!!! We are very pleased to announce the introductory pricing for this project in Westerra ( can you believe $249,999 for a new single family home!) Currently, we have 6 homes under construction with an additional 4 to start this month. Beautiful homes in a peaceful neighbourhood...and let’s remember, the sun sets in the West . Follow the details within the link, or message us directly for info.... Thanks....and a share would be greatly appreciated! MW
Here is a current project we are working on. The space above the garage was used as a green house. Unfortunately, improper construction practices were used to create the space and significant water damage/rot occurred over the years. We are pulling down everything thing that was compromised and rebuilding the structure in sections to limit impact to the main dwelling. A very delicate procedure...but we will have rebuilt within a few weeks.
The first pic was taken July 15,2020 ( excavation phase ).The other is today...approximately 2.5 months later. Time is money my friends. MW
Completed a nice little project for a dear friend. We removed the weathered lattice and replaced with new aluminum rail, glass panels as well as added a very attractive front landing/ step. Fantastic curb appeal!
Thanks to AL and Sons for stepping up with very short notice(4pm yesterday) and helping to make this happen! We look forward to working with you!!!
Nothing but good things to say about our strong relationship, and thank you for contributing to a successful project! See you guys next week!
Alway excited to start a new build. 1839 Robinson St is underway!
Work is progressing on window/exterior door change out on this building. This was the last order placed through All Weather Windows that I dealt with Tom Davidson on. Tom passed away a couple of days ago... and I will sure miss him. Tom- you nailed it perfectly with the window sizes... rest easy my friend. MW
The exterior is awaiting completion of rail, house numbers and landscaping. Completion of this 4 plex will be the end of the month. Location is 2113 Smith St, and will soon be available to rent.
Front sidewalks poured today. This project is nearing the completion of phase 1 ( insert screw piles to bring foundation back up to level). We have been extremely fortunate to be able to work with such a wonderful customer. Thanks Elisha!
And finally, the last of the three of our Robinson St project. Just look at the lines of this home! Colour renderings to follow. MW
2nd of the three builds coming soon!
Its official, excavation to commence July 15th for the build at 1839 Robinson St. We look forward to sharing the very attractive pricing with all of you in the near future! MW
Thoughts on this for a lake house out at Regina Beach? The above garage patio would offer a lake view. We are currently working with a customer on a build to be completed this fall.
Crew is working hard today applying the acrylic stucco to our 4 plex on 2113 Smith St. Completion with this project is July 31st
Just received the renderings for our next build ( first of three) that is taking place at 1839 Robinson. It is very close to the Pile O Bones Brewing Company. Quite excited!
Building permit submitted today for this new build in the Cathedral Area. Pricing will be Fantastic! Please let us know if you or anyone you know would be interested in this wonderful neighbourhood. Have a great long weekend all...and stay safe ! MW
Job start up with foundation perimeter excavation underway. We are exposing the footing ( front half of house) to position screw piles to level home. The customer had a broken water main that led to the undermining of foundation ...causing the front of home to sink 4. We will then correct grading, re install front step and other items to bring the home to a piece of mind state for the customer.
Hello out there! We have a customer looking for a lot/tear down in the Cathedral Area. If anyone knows of something, please reach out to us. Thanks !
Very pleased to have been awarded the contract to level this foundation. A number of months ago, a broken water main saturated the soil at the front of the home, causing a drop of 4 to the front of home. We will raise/secure the front half of foundation with the use of screw piles....eliminating any future issues. If this looks familiar, we had a very similar project last year. Thanks for choosing Orion Developments Elisha! MW
Some serious conversations taking place with regards to the electrical placements for this custom garage. An 8x7 overhead door has also been incorporated into the layout to allow for seasonal use of the backyard ( poker table etc?). Really looking forward to seeing this completed!
All good to go with the elevations and floor plans for our next build. We are really enjoying working with the customer for what will be the first of three builds for them in the Cathedral area. Thanks to John Robinson with Robinson Residential for everything to date! MW
Frame complete with plumbing/hvac/ electrical rough ins to commence tomorrow. Shingles loaded Friday. Thanks to Cory and the crew with Hyde Construction for a job well done
If it is any indication from the neighbours, this build was a hit! We will be returning in spring for sidewalk, permanent stair and rail, as well as landscaping. Many thanks to all involved for a job well done!!! Myles
8 weeks to build a new home. A few years back ( employed at the time with another company) we were presented with a challenge to have a show home completed by a set date to be ready to participate in the parade of show homes for Westerra ( beautiful NW subdivision).Once provided with the home model, I went to work to create a timeline and discuss strategy with our trade partners to prep for implementation of the build timeline. At the time of construction start up, the road w...as not even in place, as well as services ( water/sewer, power, gas). Excavation commenced August 15 ....and the show home was completed in time for the mid October parade of show homes opening. Added bonus was winning a best home master award the following year. 2 months to build an award winning home....amazing what you can do with structure/organization,and of course the right trade partners...and an outstanding site supervisor! Looking forward to having the foundation walls poured this week.
Update on the 2235 Argyle St project: Cabinets started Monday, completed Wednesday. LVP/LVT started Wednesday....completed Thursday Carpet started Thursday...completion date of Saturday.... Many thanks to KitchenCraft for the exceptional cabinets, and to GR Flooring. This is our first project with GR Flooring, and if the pricing, service and install are a reflection of things to come, I look forward to a long, productive relationship. Myles
Painters onsite this morning with our Cathedral infill project. to get it done before cabinet install a week from today. Who doesnt like Mondays .
First week of our 2113 Smith St is in the books! excavation complete. concrete piles complete. footings complete.
All locked in with onsite start up for this build to commence next Wednesday, January 22nd. The build is a 4-plex with completion of first unit to be May 14 with the last of the 4 scheduled for May 25th. Product to market ( in this case units will operate as rental suites) is at the utmost importance to us...as time is money...and at all times we operate in the best interest of the customer. Saddle up!
Welcoming the replacement of the lead line water service to 2235 Argyle St. Thanks City of Regina for accommodating so quickly!
Great to see guys working today helping to ensure build velocity continues. 2nd floor ceiling drywalled, allowing for insulation to be blown in today... allowing for home heat to be at a maximum. Frost wall insulation Thursday, city inspection Friday.... drywall phase to start next. Organization saves time... which in turn saves money ( advantage to the customer).
A total transformation also took place with the main floor bathroom. We thoroughly enjoyed working with this fantastic couple!!! I would also like to thank Joe Smith and the team at The Floor Show for their participation within the project. Sadly, the store is closing. We could always rely on top shelf service and selections with great product...and great staff. I wish Joe and the team nothing but the best of success with their future endeavours... and we will see you down the road. Myles
Just completed this renovation today. The original cabinets remained ( very good decision), and we replaced flooring, countertops, backsplash, plumbing, light fixtures and the appliances. Very happy with how this one came together!
Great news today!...this one will start the beginning of January.
Even the tile setters look forward to seeing this little girl when they show up for work! Progress as per schedule with a complete main bath remodel, flooring to main floor, new kitchen countertops to be completed before Christmas.
Our next build in the Cathedral area ( currently in permit phase) should check all the boxes for those looking to have the piece of mind of a new home that has the curb appeal within an established neighbourhood. new windows/doors. major insulation upgrade over older homes. en-suite to master bedroom. electrical/plumbing/heating to 2020 specs.... maintenance free exterior new water/sewer service to home. ...and much more!
