You might find this post most unusual. 2 weeks ago, a land was just sold for $2.2M USD. The buyer can't step a foot on it. It was sold in the metaverse. I am constantly seeing lands selling at $500k + USD in the virtual world. ... You might think this is absurd. But I tell you real estate whether it's real or virtual, it's where the money is made. I actually think 500K USD is pretty cheap. The price will only go up. Soon enough you won't have to go to work at the office. Your office will be virtual and the avatar you create will be attending while you are at home. So you might wonder how would this land be of any use? well, the land can be used by a business as a store to sell apparel to your avatar for example. Or accessories to gamers in the virtual world. You can even lease it. It's an exciting world we're about to see soon. How will this affect real estate in the real world you might ask. It's already changing it. Condos most demanded units are 1+1 now. Always a den is needed for an office. Smart homes are getting designed to be smarter to meet the online presence. This is only the beginning. If you remember the dial-up stage when the internet started, then u can relate to where we are now.

I understand that there's a lot of confusion - banks and the media say one thing, but the boots on the ground reality don't always match.... First, allow me to mention that the market will always go up and down in the short term. Timing the market is a recipe for disaster. Canada has always been a dream for immigrants. Recently the feds have increased its immigration targets for the next several years to help the Canadian economy recover from Covid-19. Granted those immigrants won't be immediately buying real estate. But investors like yourself will be doing the buying. Thus providing rentals to the increased demand. The GTA is projected to be the fastest-growing region in Ontario. With its population increasing to 41% by 2049. Also, it's important to note that the GTA is surrounded by a protected Green Belt. Which makes available land very scarce and in high demand. You might say, but interest rates are going up. Yes, this is correct and it will turn away many financially weak buyers . The demand will always be there. A roof isn't an option it's a necessity. So even with higher interest rates, the demand for housing and condos will not disappear. So when should you invest? The best time to buy was yesterday, but the second-best time is today. Now with that being said buying must be carefully calculated. An investment must be able to support itself. (i.e: Tenant covers the carrying costs) . If it's a pre-construction condo it must have all the right checkmarks for appreciation. Overall the market is in a long-term upward trend.
