I have had to deal with a few of these situations. This one is really horrible. This is what causes a shortage of affordable housing. This is why people with nice homes that would provide them with rental income steer clear of becoming a landlord.

I was called by a homeowner who lives out west. They had rented their home to a family who had stopped paying rent (before COVID 19). They asked if I could help. I wish I could make people do the right thing. But all I can do is work to have the tenants removed. It is particularly disheartening when people feel they have the right to live in a home for free and then further add to the homeowners stress by leaving a disgusting mess behind. Please don't do this. People who do this are placed on a "Landlord Beware" list. They don't realize the ripple effect of their ignorance. This kind of things stops people from becoming landlords. And it causes current landlords to prepare for the expense of abusive tenants by increasing rent. And the homeowners and I are now left do deal with this mess. The fridge and stove are disgusting.
This is one of the worst things a landlord has to deal with. And it is what contributes to a rental shortage.
An easy way to make some extra cash. If you have a spare dwelling or even a spare room, consider offering it to vacation hungry Nova Scotians through Air BnB. It doesn't have to be fancy. My company offers Air BnB services. I'd be happy to share the details with you.

A name to add to the bad tenant list. Having your property left in this kind of a mess is so discouraging. It is what makes people afraid to be landlords.
What more can a landlord do??? There are never any guarantees that the tenant you choose will be the best pick. You do your due diligence with reference calls and credit checks, maybe you do a social media search to get a glimpse of character. But did you know about the negative tenant database? It accesses rental arrears, damages, complaints, evictions or other monies owed not picked up in a credit check. It is a country-wide search. It is one extra step you can take to protect your investment.

The best way to maintain a great relationship between a property owner and a tenant is for both parties to have a clear understanding of expectations. This article is excellent and is a gold standard for landlords expectations. When a tenant has to relocate, superb references will put their names at the top of the list. I see a lot of floors in my line of work. It's so nice to see one that is as clean as it can be! This is a friend’s floor.....she used to sell mops! (Thanks for sharing this Crystal!)... Same floors, same hallway, different cleaning system! The old $125 mop left her floors smeary no matter how many times she washed, triple rinsed, and even boiled the pads! High gloss floors show everything and she even tried a famous store bought steam mop out of desperation...which she gave away quickly too. Now she's doing the happy dance with the mop from the Shopping Club. This bad boy was delivered to her door in 4 days, about 1/4 the cost, comes with 3 pads, biodegradable, and toxin free!!
