Anyone who owns a property should at the very least have a property file. Any major repairs or updates, put it in the file and if the date is hard to make out write it on there in black ink. So many times before listing properties or before submitting offers this information is great to have. Sometimes it helps justify listing/sale price but can also at times eliminate need for home inspection or at least reassure buyer that property has been well maintained. Sometimes sellers develop memory loss and family is left with very little info. Just something to keep in mind, you don't need to be a record keeper, just put in the file! Realtors, buyers and maybe your family will appreciate it.

On Monday September 14th, Sarnia City Council will consider a motion that would allow municipalities, including Sarnia, to charge a new municipal land transfer tax. This is in addition to the provincial land transfer tax that you and your clients already pay. For the average home in Sarnia, this additional tax would mean you would pay an additional $4,000.... Sarnia families cannot afford this new tax grab. I am asking you to take a moment and tell City Council to vote against this motion. As usual, CMHC predicts doom and gloom but prices will not be affected across all housing types or all markets. We here in Sarnia -Lambton have seen markets drop through out the province while we were posting higher average sales, our market is slightly insulated given the large scale projects here still happening that are keeping much of our workforce employed.
