The August 2020 statistics are in! We had one more property exchange hands in Yellowknife this August than in August 2019 - 28 compared to 27. A few higher pr...iced homes were sold, bringing the average sale price up by 17.6%. Days On Market were quite a bit longer at 89 days, mostly because a few listings that had been listed for a very long time finally found buyers. If we exclude the three shortest and three longest listings, the average DOM is 55.5 days. And the most important number of all remains.... the low, low levels of inventory. Well, the results are in, and July 2020 was an epic month for the Yellowknife real estate market! If you have a look at the attached Market Snapshot youll... see that there were 44 total MLS listings sold, which is almost double last Julys numbers. But the most striking statistic is the low, low level of inventory. At the end of the day on July 31 there were only 61 listings on the market. Thats less than half the level of last July! What does this mean? It means competition for the listed properties is increasing daily. So if you are thinking of selling but are unsure if you should list this year or or wait until spring 2021, the argument for listing this year just got a whole lot stronger. I am astonished at the stability of Yellowknife's real estate market. Every Wednesday morning, in preparation for our weekly team meeting, I do an analysis of M...LS sales statistics to see if there is some bit of information that might provide unique insights to our team. This morning I thought I would look at the number of Yellowknife MLS sales over the last 30 days and compare it to the previous five years. Here is what I found: 2020: 31 sales 2019: 31 sales 2018: 30 sales 2017: 28 sales 2016: 35 sales 2015: 16 sales There are so many factors at play this year that a month ago it would have been hard to predict this. Because of travel restrictions, buyers from out of the territory are not in the market in any real sense. That impacts sales negatively. But people have been spending a lot of time in their homes thinking about how nice it would be to have more living space. That impacts sales positively. CMHC has scared some vendors by predicting a price drop of 18% this year. Negative impact. CMHC has scared some vendors and therefore inventory levels are stable or even dropping a bit, creating competition between buyers. Positive impact. Lending rules have changed to make it harder for first-time buyers to borrow down payments from family members. Negative. Interest rates are super low. Positive. A person could do this type of analysis all day long and never figure out everything that is influencing the current market and to what extent. But never mind figuring out why, the fact is, just as many people are buying homes in this city as they normally do at this time of year. But here is what's different about this year. Those of us in the business are accustomed to a big drop-off in activity at the end of the school year as families pack into their vehicles or onto planes and head south for the summer. That will not be happening this year, and it will impact the 2020 summer market more than any other factor. We are going to see these strong levels of sales activity carry right through the summer and into the fall. So if you're sitting on the sidelines as a vendor, now is a good time to reach out to a member of our team and find out what is happening with inventory levels in your price range and neighbourhood, and get some advice on what little things you might do to improve your chances of selling. And if you're sitting on the sidelines as a buyer, now is the perfect time to connect with a Buyer's Agent and get in the mix.
