PCPClub 18.10.2020

Next Meeting: Tuesday, 5th of May,6.45 pm. Theme: Taxes, Tax Planning. Location: The Bay, Yorkdale, 1st floor cafeteria. Details below.... Link on Google Maps: https://maps.google.com/maps Here is the map of the area: where to enter, where to enter in the building. Once you enter into the building as shown -> turn to the left. You can either take an elevator or escalator down 1 floor. The cafeteria is at far west side.Look for the HR BLOCK sign, it is right next to cafeteria. Yorkdale Costs: Free, just buy a coffee or tea at the cafeteria. Last time it was closed so if you want a drink for sure -> bring your own drink with you. Hello Investors, Every single year there is the time of year that everyone is filling out taxes. And every year, I blame myself that I have not done that and that and that. Every single May I change my filling/reporting structure to make sure that when it will come to next March area, I won’t be miserable for next month of filling out everything properly. I learned by my own mistakes. So every May I decided to host the meeting in the favor of taxes. Here is my journey. 2009 -> I was very miserable in April 2010. Once I filled it, I realized something was not working properly. My change was: I created a master excel spreadsheet to track everything in that file. 2010 -> Miserable again in April 2011. Business expended and something were just overwhelming. My change was: I bought a proper filing cabinet. Improved the excel spreadsheet. 2011 -> Miserable again but not as much in April 2012. The fact everything was much more organized made it easier. My change was: Made a lot of changing to going from paper to paperless to minimize the amount of paperwork. 2012 -> This is probably the first year that I did not fill miserable. My change was: nothing. I knew something was missing but I could figure it out. 2013 -> Efficient. My change was: I said, I need to switch from Excel to a property accounting software. Switched to Quickbooks. 2014 -> I was amazed how much easier it was done with Quickbooks and the reconciliation task in Quickbooks -> just blew me away. Stella was telling me that she was doing it but until I started doing it myself ->I never understood my bother with extra work. This year I was more focusing on what else I can write off rather than on preparing the taxes for my real estate. My change this year: I am committing to file taxes monthly. Meaning at the end of each month I will actually prepare the statements, file everything into an envelope, seal it and have it archived. You may say this is a bit too much work. Actually, I found out that is how rich are doing it and why should not I do it. I will just go over my system of preparing for taxes, my tricks and ideas of what to write off, etc. See you next time, investors Aleksey

Based on that I will already structured my next 3 meetings with appropriate topics. The next meeting is about 3 mini-topics: Tips and tricks of being a property manager and dealing with property manager. I have been myself a property manager for 5 years and learned a lot about it. Managing your property manager is an ongoing task if you are investing in real estate. Financing a property. I won’t cover a lot since really you need to sit with mortgage broker to figure that out. What I will do is to debunk some myths on financing that a lot of investors have. Fixed or Variable Mortgages. I will shown quickly my methodology on deciding between the 2 and maybe you can adapt it. Bring your questions afterwards.

So request is fulfilled. This is what we will cover: How to calculate UCC value Filling T776 form Capital Additions vs Maintenance/Repairs How the depreciation and sale/capital gains are connected Bring your info about the properties, I will have T776 forms and you can fill it on the spot Depreciation is rather small topic so the second topic is: 30-seconds elevator speech. I went from full time permanent solution to a contract type of position. In the meeting my main focus would be to show different aspects of how an investor is affected by mortgage qualifications when going from permanent to contract, what challenges will be faced, what you need to prepare for and what accounting you need to start doing. Parking: you can park on the parking lot to the right of the building, nothing is needed. If it full, then use the school parking or figure it out somehow Entrance: It is a condo so getting in is through the front door with the fob. I have been told by security personal that they can not open the door for my visitors. I will be going to the entrance door from time to time between 6:50 pm and 7 pm to let any one in who is stuck on the outside.
