This article points to no slowing down in real estate pricing. It also talks about how real estate agents are complicit in this upward direction. While it is definitely true that there are agents deliberately pricing low in order to bring traffic to the listing and drive up pricing it is not true of all agents. Most agents, myself included, are not loving this market at all. Having to repeatedly deliver bad news to families who have their heart set on a home or Seller's that ...have very few options available to them following the sale of a treasured home is not something anyone would look forward to. The key in this market is to be aware of what TRUE market value is. I did not say FAIR market value ( a term always thrown around) because nothing in this market is FAIR. A listing price in some cases is so far off True Market value that it may as well say $1. In other cases, it is accurate based on what has happened in the past 90 days (thats as far back as you should look lately- last year's values are not a reliable benchmark) . If you know this, then you can make an EDUCATED decision.You can then analyze your risks in omitting any conditions you may have typically made in an offer (in a balanced market) and reconfirm with your lender that you have the means to make this purchase. If you feel EVER that you are being pressured by an agent, then you are with the wrong agent. More than ever, its important to get good information from your agent and trust that they are advising, not PUSHING you. It is a fast moving train and one would think that there is a bit of "what am I missing out on" mentality out there with people chasing homes and getting caught up in this pace. Think things through and do the homework. See more

Although it’s amazing to see growth in our city, it is increasingly more difficult , if not impossible, for many looking for their first home to enter the market. Renting is also extremely expensive so it’s a tricky time for many buyers in our marketplace

Here's some light reading for you! It is a good example of understanding the role buyer and seller play in making every attempt to close a deal. In this case there were points that arguably had merit on both sides but the defining language in the Agreement of Purchase and Sale guided the outcome. I think a key takeaway is that it is important that there be no "last minute" surprises. If you are a seller and you experience damage to your home between the sale firming up and closing date, it is wise to bring it forward to discuss with your lawyer/ agent. Acting vs. reacting is always better. This could have been avoided.

It certainly has been a V-shaped recovery during the pandemic and this article points to some of the reasons why it was surprisingly so. With that said, its difficult to see it continuing at this "gallop". It's extremely difficult for buyers these days to come up with the money needed to purchase a home and although it may be a windfall for Sellers, unless they have a home lined up for their next move, they find themselves in similar circumstances. I guess Im saying that Im not a big fan of the current real estate market trends!

oh, boy ... this is something to think about. When we are seeing so many offers, in this heated Seller's market, with no conditions on the Buyer's side, things can go sideways FAST. This article points to breach on behalf of the Seller but more often than not in this climate, it is occurring on behalf of the Buyer. Not including FINANCING has led to Buyers breaching last minute and a whole host of domino effects. If you are on the Selling side and you get a CASH offer, make sure you do your due diligence. If you are a BUYER and are making a cash offer, be absolutely sure you know the legal ramifications of tripping up. Not worth the anxiety.
