Cost control// One of the hardest things about our job is controlling the costs of a project. Our process is fairly simple when we take on a new renovation: 1. Assess the job 2. Establish an initial budget... 3. Determine the design 4. Have our trades give quotes 5. Finalize budget & give written quote However, guess how many times this initial budget is 100% correct in a larger renovation: lets try absolutely zero. But heres our top tips on how you can help keep things on track. 1. Be realistic about your budget from the VERY beginning. Seriously, we can do a bathroom reno for $8k or $30k, so be honest with us! 2. Prioritize your needs. I have never met a person who was able to afford every single thing they could possibly want so its important to have a priority A, B & C. 3. Keep an open mind...ALWAYS. This might be most important. Our job is to work with you to get the design and the construction plan correct but it makes everything easier if you can be flexible and go with the flow! Financing// This is something that comes up in every conversation it seems. What are the options, how should I go about doing the renovation, where should I spend my money. Today I want to touch on financing options for a renovation when you just dont have the cash to get it all done. *i am no financial guru, just sharing the information I have for clients!... 1. Line of credit: this would be a loan through the bank that would give you a max of $X but it doesnt necessarily have to be used just for a renovation. Maybe you are approved for $50k, if you chose to spend $40k on renovations and then buy a small fishing boat, thats up to you! 2. Refinancing your home: let me preface this with saying that taking this option takes a lot of thinking and weighing pros and cons. If you have lots of equity in your home and doing renovations makes financial sense (more about this later!), then rolling the Renos into your mortgage is a way to make the payments easier. @megpalloway will be doing a workshop on this here on April 30th! 3. In house financing: this is something still in the works. We allow payment plans, layaway option and will soon be introducing our in-house credit plans. But for people who are doing a small project or who are close to having the right amount - this is probably the right call. I really struggle with the idea of financing- there are times when it is a great option and there are times when I believe it is overused. After a great conversation with @soldbyc21steve, he used the phrase Act your Wage, which is something we can assess when going through the budgeting part of the renovation! If you arent sure whether you can afford a renovation, are figuring out how to save or know this is your goal - please come and see us and let us be a part of the planning process! Getting up close and personal with the @stevensomni laminate that we installed onto this killer entrance wall for @freshlifechiropractic. The perfect amount of rustic with a really tailored vibe. This will be just one of many things on sale during our grand opening celebration (which a little birdy tells me is March 31!). Little tip for installing laminate onto a feature wall: try starting with the flat edge against the ceiling so that you dont have to worry about it lookin...g out of square. I thought maybe it was time for a showroom update! Well, here we are three months later and we are finally on the last stretch to getting the new store up and running! Our Matteo Lighting is installed, we finished painting late Friday night (thanks to @sarahproblem21) and the only big thing left are the floors in the main showroom. Its so much more than choosing paint colours and selecting flooring samples. We believe in a truly collaborative approach. A designer should be hired at the same time as a builder and is vital to creating the budget of the entire project. Maybe you have a vision of how the home will come together but dont know how to articulate that.... We can work directly with you and builder to create a plan that works for your taste and also budget. We LOVE working with builders and contractors! After having gone through renovations and new builds with a variety of different businesses, we have found that the best situation FOR THE CLIENT is for us to all work together and have the builder price out the construction and us take care of pricing the finished.
