June 21st, 2020 Market Update: As of June 21 the Vancouver Real Estate board has seen #1,575 transactions go firm and we are on pace to surpass June 2019 transaction volume numbers; We are on pace to see June 2020 Transactions surpass June 2019 transactions by around 7-10% based in the daily sales average that we are on MTD for June;... The biggest differences in the market that we are seeing right now are: o Financing is starting to get a bit harder to secure; o Banks and insurers are reviewing documents with greater detail and being far more cautious; o More accepted offers are collapsing before subject removal versus what we have experienced in the past few years; o Many properties are re-pricing themselves based on the age, condition, location and micro factors versus what was happening in the past of a macro-style price increase across all product categories; o Overpriced properties can easily be missed by the buying public even if they are just slightly over-priced; o Heavily over-priced or stale-dated properties are getting limited attention; o hot properties and sharply priced properties are generating multiple offers, some sales are establishing new price highs, even above the pre-COVID levels;
