2021 will begin with the fewest number of houses listed for sale in the past 30 years! Supply is a constant problem in the Toronto Market and this year is off to an ominous start with the number of residential listings across the country hitting an all-time low. While the pandemic has caused people to hesitate on listing their homes it has done nothing to slow buyer demand. It seems like every day we are getting calls from buyers looking for more space. Whether an extra bed...room, an office, a finished basement, a bigger backyard, being home all day, every day is causing people to take a critical look at their housing situation. Combine this with record low-interest rates and you have all the ingredients for a very strong seller's market for freehold, lowrise properties. Here is an excerpt from a recent CREA media release "The stat to watch in 2021 will be new listings, particularly in the spring how many existing owners will put their homes up for sale? said Shaun Cathcart, CREA’s Senior Economist. We already have record-setting sales, but we know demand is much stronger than those numbers suggest because we see can see it impacting prices. On New Year’s Day there were fewer than 100,000 residential listings on all Canadian MLS Systems, the lowest ever based on records going back three decades. Compare that to five years ago, when there was a quarter of a million listings available for sale. So we have record-high demand and record-low supply to start the year. How that plays out in the sales and price data will depend on how many homes become available to buy in the months ahead. Ideally we’d like for households to be able to find and acquire the homes that best suit their needs and for housing to remain affordable, but the fact is we’re facing a major supply problem in 2021.

Despite an unprecedented year due to COVID-19, including necessary public health restrictions and uncertainty surrounding the economy, Greater Toronto Area REALTORS reported over 95,000 home sales in 2020 the third-best result on record. The average selling price reached a new record of almost $930,000. Highlights from 2020 include: 95,151 sales were reported through TRREB’s MLS System up by 8.4 per cent compared to 2019. This included a record result for the month of D...ecember, with 7,180 sales a year-over-year increase of 64.5 per cent. Year-over-year sales growth was strongest in the GTA regions surrounding Toronto, particularly for single-family home types. The average selling price reached a new record of $929,699 up by 13.5 per cent compared to 2019. This included an average price of $932,222 in December a year-over-year increase of 11.2 per cent. The strongest average price growth was experienced for single-family home types in the suburban regions of the GTA. After a pronounced dip in market activity between mid-March and the end of May, market conditions improved dramatically in the second half of the year, with multiple consecutive months of record sales and average selling prices. While the housing market as a whole recovered strongly in 2020, there was a dichotomy between the single-family market segments and the condominium apartment segment. The supply of single-family homes remained constrained resulting in strong competition between buyers and double-digit price increases. In contrast, growth in condo listings far-outstripped growth in sales. Increased choice for condo buyers ultimately led to more bargaining power and a year-over-year dip in average condo selling prices during the last few months of the year, said Jason Mercer, TRREB Chief Market Analyst.
