I played my last hockey game after 13 years of playing on ice when I was 18 years old, little did I know that would be the last time I went on the ice. 16 years later, today I went back with the boys. I admit it took me a few minutes to find my rhythm, but after about 10 minutes I was back at it. Felt amazing being on the ice with the boys. Makes me wonder why I didn’t do it sooner! Hi everyone! Thought I'd share since I had quite a few people reach out to ask how the real estate market is going as of now and what to expect. I'd like you to... take this with a grain of salt as this is my personal experience over the last few months. I would say that everything is relative. We have for sure noticed a slow down as of a few weeks ago after the closures of the restaurants/gyms. Correlation is not causation however. We've seen an unprecedented couple of months, the market was as hot as it's ever been and I just think it was due to take a breather, though it's important to note it's still moving forward and hasn't hit a halt, at least not yet. It's made the market more manageable right now for a prospective buyer where you'd have 12 offers on an interesting property a month ago you may now see 3-4 offers so this is what I mean by slowdown it's in no way stopped but it's given some hope to some buyers who have been yoyo'd in this market. What made the market this hot? There's a lot of theories I'll tell you my first hand experiences from my clients: People rushing to buy while they can still get approved for mortgages (yes that means some people are buying knowing they will lose their jobs, that's a discussion for another time), rushing to buy to be able to get into a better school zones, fear of missing out, intercity purchases (namely from Toronto and Vancouver) upsizing because of an addition to the family (we saw downsizing a lot less as retirees don't want to go into condo buildings right now). There's a decrease of passive investors. Where was it the hottest? I would say pretty much everywhere with the exception of downtown Montreal where I noticed significant slowdowns (again with some exceptions). I noticed significant increases in the North Shore (especially Blainville) the South Shore (namely Brossard, La Prairie, Candiac Areas) and in the west Island (especially Kirkland, Beaconsfield, DDO) though more or less the whole island of Montreal and its suburbs (especially it's suburbs) saw an increase. We're still quite busy. But I expect to start seeing a slowdown as of December easing into the holidays, and I suspect things will pick back up where we left off some time in February. Supply will increase then but so will buyers. I think by that time we may see glimmers of hope with regards to the pandemic and this will start speculative purchases. That being said I think the full grunt of the economic repercussions with regards to Covid may start to truly show it's effects in the Fall of 2021, I think everyone will splurge over the next summer ignoring their financial responsibilities as a result of being deprived of any fun and entertainment for so long followed by a brutal winter while the pandemic still lives on. By the fall we may see a slowdown relative to that point in time (meaning if we see an increase of for example 10%-15% over the spring and summer, we may have a decrease of 5% in the fall but it will still be more expensive than today). Household debt will probably reach a record high, but I suspect since rents will increase as well people will do everything in their power to hold onto their homes, jobs should stabilize somewhat but people will live paycheck to paycheck for another year after that until they figure out a pattern and refinance their homes to increase cash flow for the following years ahead. It will be 5 years of leveraging from assets to maintain lifestyle and the remainder on unsecured debt, it's for this reason we already see banks being extremely conservative on appraisals.
