Dear Property Managers, The temperature is climbing and that could wreak havoc on your properties this summer. What purpose does a drip pan serve? Condensation drips off of your air conditioners evaporator coils when warm air comes into contact with them. During the summer months this is a common problem, as condensation comes from the moisture in the air that’s present when humidity levels are high in your home.... Drip pans are very simple part of your air conditioner, but issues can arise with them that can severally damage your system and your property. These issues include: Drip pan cracks. Cracks can develop in drip pans through corrosion or due to an object coming into contact with the pan. If a crack develops, water can leak out of the drip pan onto your air conditioning and heating systems, which can cause damage. Water overflow. If the condensate drain line connected to your drip pan is clogged, it leads to water build up. If the water levels reach a high, it will begin to overflow possibly damaging your system. The most efficient way to ensure your drain pan is working properly is to stay on top of its maintenance and/or restoration. With our industry leading technology, we take pride in using a system that includes a float valve. This valve detects when water levels become too high, preventing overflow.
