So this is how the developer took land that was worth $13,000 per lot ( 10 million he paid for green space, divided by 742 units ) and turned it into $328,00, the cost of a serviced lot in Newmarket... or how he turned 10 million into 243 million.... of course he has deep pockets!

The verdict is 742 housing units - read our deputation Note I didn't say homes as I don't agree that many of the 742 units are consistent with the character that is Glenway today. Dave Sovran, Vice Chair for the GPA, gave a critical deputation on the results of the OMB decision and the process. He verbally pushed OMB adjudicator, Susan Schiller back in her chair when challenged that the GPA didnt have any suggestions on the usage for Glenway when previously asked. Dave st...ated this wasnt our mandate as a community group and we were shut out from this negotiation process behind closed doors between the Town and Marianneville through Mariannevilles request. This happened both in the settlement offers and the OMB Hearing negotiation. Dave said the GPA has provided the Town on several occasions input on usage including some realistic suggestions on how we might mitigate the impact of Mariannevilles development on our community. The issue is both the short notice (in the latest case less than 48 hours) and the process of not having wider public consultation process with all the facts known. This was stated previously in Phase 1. In any case our suggestions went unheard and Dave stated that his definition of planning to this scale more heavily involved input from residents that live not only in Glenway but at least the adjacent communities as they will also be affected by issues like traffic congestion, schooling and connected green access. It is really important at this point, that the Town take a strong stand. There is no need for the town to allocate water for this development or to provide road access. I do not want to see trucks on Alex Doner and I am sure that the people on Crossland feel the same, so no truck or heavy equipment access on these developed side streets. The developer has said there will be no traffic impact. I would ask everyone who reads this post to email the mayor or if they live ...in another ward, their Councillor to pressure them into standing up for the official plan. Again, the Town has complete water allocation rights and can put the developer at the bottom of the list. The Town has complete say on traffic on Town streets and can limit access to these streets. Everyone, just get one other Newmarket resident to contact their Councillor and mayor!

What the Town has decided for Glenway: Today, Council convened a special Committee of the Whole meeting where a verbal update of the Glenway OMB case was delivered. What has also now been made public, is that the Town has 'settled' on all Phase 2 issues with Marianneville and that the Phase 2 meeting would seem to now be reduced to a three hour session tomorrow whereby the negotiated agreement reached between the Town and Marianneville will be read into record. The settlemen...t agreement is a 49 page document which outlines the hold provisions, the tree plan, provisions for traffic flow etc., but the bottom line is this: huge development has been agreed to. Housing units have now climbed to 742. Some suggestions made by the GPA pre-negotiation were not considered at all. Chris Emanuel was the only one who voted in support of carrying this fight to Phase 2. We gave this brief deputation at Council this afternoon and then provided further details following the meeting following discussion at the COW meeting this afternoon. Tomorrow will be the one and only Phase 2 day, and it will only run from about 10 till noon. We all feel extremely disappointed and let down at this time.' Glenway Preservation Associaiton

From Chris Emanuel Today marked the end of the first week of the first phase of the Glenway OMB hearing. I thought I would provide a high-level update as many of you have reached out for any news. With the exception of Monday afternoon where I had to attend a Council meeting, I have attended for the whole hearing along with a number of residents... Their commitment to the cause is greatly appreciated. The first day we met our OMB Chair Susan Schiller, who I will say, runs a v...ery effective meeting. Ms. Schiller navigated the lawyers through some procedural matters. The day concluded with the appellants lawyer, Ira Kagan, calling Ruth Victor as a witness with our lawyer cross-examining. The next day commenced with Mr. Kagan calling Ms. Jeannette Gillezeau, a land economist. Ms. Gillezeau presented testimony that the appellant felt helped their case that their development was an appropriate use of the land, however, our lawyer Mary Bull leading a strong cross-examination. The next day and a half Mr. Kagan had their planner Paul Lowes take the stand. After a day off on Thursday we commenced this morning with a completion of Mr. Lowes cross-examination. That concluded Mariannevilles phase 1 case. The GPA then started their case by calling Chair Christina Bisanz to the stand. The room was full of residents supporting Christina and I know I speak on behalf of everyone when I say how impressed we were with her testimony. Christina did an admiral job in sharing the residents perspective. The day concluded with GPA planner Nick MacDonald on the stand. He will be returning next week for continued examination and cross-examination. There will be one more witness before phase 1 comes to a conclusion, the Town's consulting planner Eric Chandler. I anticipate that the hearing may take approx. 2-3 more days. The Board Chair Susan Schiller concluded today by discussing the timeline and expectations for the conclusion of phase 1. As you may recall, the board has reserved the right to not make a decision on phase 1 before commencing phase 2. All parties seem to agree for obvious reasons that a decision would be preferred. Ms. Schiller also indicated she was inclined to provide a written decision, and "dis-inclined" to provide an oral one. I suspect there will be more discussion on this matter after the weekend. I hope you appreciate the above synopsis, while not terribly detailed, it is difficult to capture the detailed testimony. If you're able to attend next week the hearing starts daily at 10am at the Best Western Voyageur Hotel. My next update will be at the conclusion of the phase 1 hearing, or should a matter arise I want to bring your attention to. With Regards,

Christina, our president, was brilliant. The lawyer for the GPA could not have picked a better witness. While she was poised, elegant, factual, clear, pleasant and personable, the lawyer for the developer badgered belligerently. With pleasant truthfulness and clarity, she represented the residents of Glenway and the people of Newmarket.

Chair of GPA to testify at OMB - Friday, March 21st OMB Update and your chance to drop in and support our cause! The OMB Hearing continues starting at 10:00am tomorrow and after the lengthy testimony from the developer's witnesses, we will finally get our chance to have our voices heard on the stand.... The schedule for tomorrow is approximately as follows: -10:00 am Completion of cross examination of the developer's planner -11:30 am (approximate time) Christina Bisanz of the GPA giving her witness testimony -12:45 pm Lunch (approximate) -2:00 pm (approximate) Witness testimony of Nick McDonald (our planner) begins If you would like to attend and show support for Christina, please be there around 11 to 11:30am. Please note that seating is very limited (ie. about 30 chairs) but even if you appear for a brief stay, it will show the adjudicator that the community is paying attention! As a reminder, the proceedings are taking place in the Ontario Meeting Room in the basement of the Voyageur Hotel, on the east side of Yonge Street just north of the LCBO on Davis and Yonge, and opposite the Upper Canada Mall.

Intensification in old developments, because the water, sewer, roads, etc. have to be redone over and on top of the current users and residents. Town Council votes a unanimous NO to Glenway development Part 1 It was a nervous evening for us all and vindication of our consistent challenge to the Town of WHY is this development necessary? It was an evening where we hoped to see a turning point for how the Municipality would defend our Official Plan and their vision for healthy and appropriate growth and development in this community. At the end of the evening I am proud to say Town Council voted 9 0 to oppose M...ariannevilles submissions for development of the Glenway lands. It was a satisfying win for residents of Glenway and Newmarket residents as a whole. While the Planner hired by the Town focussed on technical requirements of the Developers application proposal and Settlement offers, she downplayed the foundational concept of the principle of development. This is the WHY, the rationale that needed to be answered before drilling into the technical details of any development proposal. The principle of development speaks directly to our vision of Newmarket and the extensive planning efforts that are the Official Plan and the Secondary Growth Plan. It is clear that the development proposal offered by Marianneville doesnt fit the Towns planning vision and objectives. It serves no purpose that is positive for the Town, its residents and the health of the Glenway community. Read more Have you contributed yet to help fund your Glenway Defence Fund? THE WHOLE 9 YARDS 9 of 9 Voted at last nights council meeting to take the fight to the OMB. They unanimously passed Councillor Chris Emanuel's motion to contest the application on the principal that it does not fit in with the official plan and in fact strongly disrupts it.
