One of my lenders is having a special promotion of a 5 year fixed rate of 2.29% that MUST be disbursed by December 31st of this year (no exceptions). Here are the details: -It MUST be a purchase or insured mortgage transfer from another institution. News that NOBODY looking to buy a home is going to like from the Canada Mortgage and Housing Corporation: A significant increase from 3.60% premium to 4.00% for those putting 5% down, and 2.40% to 3.10% for those putting 10% down. As of March 17th, these new rules will take effect. After increasing qualification rates from basically 2.50% to 4.64%, this change comes way too soon, and will anger many Canadians who don't have a lot of money to put down. Starting on October 17th, one will need to qualify for a rate that is TWICE as high as it currently is. (4.64%)... Is this good or bad? Time will tell, but this will be difficult on people who now only narrowly qualify for insured mortgages. Eager to hear some feedback.

For any of you considering purchasing a home in the near future with a purchase price above $500,000, be mindful of the Federal changes that can affect you as a buyer. If you buy a home for $600,000, instead of needing to put down 5% ($30,000), you will now have to put down $35,000. 5% ($25,000) on the first $500,000, and 10% ($10,000) on the last $100,000. #montrealhomes #mortgages #mortgagerates
