Real Estate Uncovered ***Can market plunge after few months in 2020 as it happened in 2017*** 2017 Vs 2020... 2020 is going to be a history in Real Estate market all across Canada . The start of the year has been very encouraging and market is showing full sign of revival from almost 2 years of slow pace especially in GTA and surroundings , Vancouver and some other major markets . Low inventory level , favourable interest rates, relaxation in stress test and a genuine demand from end users and legitimate investors ( local and foreign investors ) are the major factors which has started pushing the markets in upward direction . When this all happens , off course it’s a positive sign but it always makes a savvy investors scare about the future of the market . I am sure we all remember the same upward trend started happening in 2017 and after few months a steep decline shook the market . Some might be thinking, the same trend might follow in the months to come . But before we make that conclusion let’s understand the dynamics of 2017 and 2020 . In 2017 , government wanted to pull the market down as the affordability was the major concern especially for first time buyers . The measures which had been applied by the federal and provincial governments were not really up to the mark to get the desired result, either it was reduction in amortization, stress test or the foreign buyer taxes . Yes it helped to pull the market down but in real sense didn’t solve the affordability issue as somehow these measure itself made it tough to buy the house for first time buyers or end users . There are very slim chances of repetition of 2017 , as at this point government has learned the lesson from past mistakes. The actions like relaxation in stress test , decrease in the interest rates and genuine efforts to create more supply will help the market to stay on strong footing . The major factor which determines the market is demand and supply . If there is more demand than supply , it’s called as a sellers market and if the supply is more than demand it favours the buyers . There is a standard parameter which can be followed to determine the health of the market . 3 months of inventory is a balanced market and creates an equilibrium among buyers and sellers . When the inventory is 4 months , it’s an indication of over supply and favours the buyers but 5 months and more is a clear sign of recession . When the inventory comes at 2 months level , it’s sellers market . Just imagine at this point of time in majority markets , inventory is almost 1.5 months and in some markets like Brampton and Mississauga it’s even as low as one month . Even if we keep getting the double inventory for next 3 months still we will not reach at mark of three months inventory as the demand is increasing every day among the buyers and investors . The market face bigger challenges when there is a lot of speculation which means investors are buying over their capacity and playing on deposits only which happened a lot in 2017 . The investors have learned their lessons with that experience and I am sure the percentage have gone relatively very low for the speculators in the market . Still it’s very hard to determine the real no’s of speculators but in my opinion , strictness from CRA to catch the assignment sales profits , HST regulations and information sharing by builder helped a lot to discourage speculators to play in the market . Another major factor which is keeping the market on high note is influx of immigrants and foreign investor’s interest in Canadian market . Government is encouraging immigration to ensure to fuel the economy and increase the population of the country . More than 1 million immigrants will make Canada their home in next 3 years . GTA and Vancouver has become the hot favourite destination for immigrants as they feel more comfortable landing in these areas because of their acquaintances and relatives who are settled at theses two places . A lot of South Asian community and Asians immigrants are choosing GTA and Vancouver as their home and their genuine need of shelter is playing a major role in heating up these two markets . I am of a strong opinion that Alberta market will follow the Suite soon and will show the signs of revival and growth in next few months . To conclude , yes I do agree that there might be a fear that market can plunge after few months of upward push as it happened in 2017 but chances are slim for the same to happen. Based on my analysis of stats and market dynamics , market will maintain the stride for next few months and will start cruising on a brisk pace in the 3rd quarter of 2020. Markets like Ontario and Vancouver will maintain the growth of double digits both for sales and prices in 2020 . There will be much better inventory in the second quarter but still high demand will keep a strong check on the inventory levels . Government is also playing an important role to maintain the positive segment of consumers in the Real Estate market . Buyer who are on the verge of buying shouldn’t wait for the market to cool down , their only consolation could be more inventory but if they will wait for it , then they might end up paying more price for the property which will happen because of the genuine price increment . Can 2020 repeat the same trend of 2017 , my simple answer is no . I am sure this will help the readers to understand the market better .
