The Canada Mortgage and Housing Corporation had predicted a 9-18% price drop this year, and according to several economists, that price drop forecast does no longer apply. Christopher Alexander, executive vice president and regional director of RE/MAX Integra’s Ontario-Atlantic Region, referred to CMHC’s prediction as fear-mongering. Alexander stated that there is no market data to support such a sharp decline, especially after it is evident that two major markets (Toronto ...and Vancouver) have been growing at a steady rate. Sherry Cooper, a chief economist at Dominion Lending Centres, stated that the predictions were very pessimistic considering that the prices were still rising. Helmut Pastrick, the chief economist at Central 1, supported Cooper’s argument and stated that real estate has been on the rise and the historically low mortgage rates will continue to flourish growth into the real estate market. There is however a fear by home-owners that there will be a steep decline. Tony Stillo stated that the fear is a result of historic loss of income, job insecurity, virus fear and uncertainty, stricter CMHC lending rules, an effective pause on immigration, an exodus out of high-density urban markets, low tourist and foreign student demand for Airbnbs, and end of mortgage deferrals by banks This fear is what is leading home-owners to put their houses on the market. Data from TRREB has shown that September has been another record-breaking month with a double-digit growth in homes sold. The total number of residential transactions was 42.3% higher than last year, with 11,083 transactions being made in the month of September. The average selling price has increased by 14% compared to last year, going up to $960,772, breaking the record of last month’s average selling price of $951,404.... New listings have also increased by 30.1% compared to last year.
