Phil Soper, President & CEO of Royal LePage, recently spoke at our annual Fall kick Off and offered some insight on the current real estate market and what’s in store for 2021. When asked how he thinks the market will fare now that the 6-month mortgage deferral program is coming to an end, and whether he thinks it will be comparative to the Great Recession in the U.S. in 2008 and the years to follow, he had this to say: They had a collapse of their banking system, a collap...se of their mortgage system, and a collapse of their housing market. In many parts of the country, homes lost 50% of their value. Some have suggested that there’s a parallel between when Canadians have their mortgage deferral program come to an end, and what happened in the United States. There is no parallel. He went on to say that during the great recession, when Americans had their homes foreclosed, there was no one out there looking to buy their home. There just wasn’t any demand. Here in Canada, if someone can’t make their mortgage payment, there’s a lineup out the door to buy their home. Because demand is so high, and supply is so low. So, they can sell their home, thereby avoiding a bank foreclosure and still making money on it. In terms of unemployment and the end of fiscal support, he says that just isn’t our market. It’s a social issue and it’s very sad that unemployment is higher than it was before, but those people were part of the 30% who weren’t in the market for a home the kind of employees that typically rent are the ones that have been the hardest hit with unemployment during this time. He concluded with a piece of interesting economics which no one predicted, Savings have accumulated in Canadians’ bank accounts in 2020 like never before. There are billions of dollars being saved. You probably see it in your own lives Spending is way down and saving is way up. Guess where that money is being transferred to? It’s a massive reallocation of wealth or investment into real property. Because people want more space, they want recreational property, they want renovations Renovations increase the value of our housing stock nationally and help our industry.
