While home prices are, of course, top of mind for any prospective property buyer, property taxes are not to be overlooked. And according to a new report from Zoocasa, Toronto’s are currently the lowest in the province. As it stands, the city’s property tax rate is 0.599704%, hovering below Markham’s 0.628191%. Meanwhile, the province’s highest property tax rates will currently be found in Windsor, with a rate of 1.775679%, and following that city, Thunder Bay’s rates are at... 1.562626%. It’s important to note that this does not mean that every homeowner in Windsor is paying more in property taxes than a homeowner in Toronto, explains the report. There are a number of factors at play. Essentially, property tax can be calculated by multiplying a home’s most recent value assessment by the residential rate set by the home’s local municipality. The Bank of Canada has once again announced that it is holding its key interest rate target at 0.25% after aggressively cutting it earlier this year in response to the global pandemic and its economic aftershocks. The Bank has announced that it will also recalibrate its quantitative easing (QE) program, which previously entailed buying Canada bonds at a cost of at least $5 billion per week, to help keep interest rates low and markets functioning well. The change in QE will ...shift purchases toward longer-term bonds, which the Bank says have more direct influence on interest rates impacting households and businesses. Total purchases will be gradually reduced to at least $4 billion a week. Together, these measures are intended to promote continued economic recovery. The Bank noted that the economic recovery will continue to require extraordinary monetary policy support, and it intends to maintain this low interest rate until economic slack is absorbed so that the 2 percent inflation target is sustainably achieved. This is not expected to happen until 2023. Toronto home prices continue to climb to record highs After a full month of fall, Toronto home prices are still climbing. According to the Toronto Regional Real Estate Board‘s October market report, the average selling house price in the Greater Toronto Area (GTA) hit $968,318.... That is yet another record-high in Toronto’s real estate market, which has been climbing to unprecedented levels since June and exacerbating the city’s affordability crisis. The average selling price for a house in the city climbed up to $1,025,925. Semi-detached Toronto homes averaged $1,154,087. And detached Toronto homes are 11.2 per cent higher than this time last year, averaging $1,470,857. House prices are up across the GTA. Buyers searching for a reasonably priced semi-detached home will need to take a trip out to Orangeville, where the average is $537,582. Condo sale prices in the GTA averaged $622,122 in October, showing 0.7 per cent growth. Those averages are close to the Toronto figures, with the price growing 0.8 per cent to $668,161. Condo selling prices in the 905 rose 6.8 per cent year-over-year, averaging $541,582. And while the condo market is showing signs of an impending decline, low-rise Toronto home prices continue to rise as if they’re immune. According to the report, Canadian residential real estate prices reported the biggest jump in the G7, rising 2.42% from Q1-2020. The next biggest jump by a G7 country was France, rising 1.71%. This occurred in Canada despite soaring vacancy rates and very little immigration during the April-to-June period. Home sales recorded over Canadian MLS Systems edged up a further 0.9% between August and September, raising them to yet another new all-time monthly record. The average house price is up around $90,000 compared to one year ago. Much of that was pent-up demand from the spring that came forward as our economies opened back up over the summer.... The number of newly listed homes fell back by 10.2% in September, reversing the surge to record levels seen in August. New supply was down in two-thirds of local markets, led by declines in and around Vancouver and the GTA. The actual (not seasonally adjusted) national average home price set another record in September 2020, topping the $600,000 mark for the first time ever at more than $604,000. This was up 17.5% from the same month last year. The national average price is heavily influenced by sales in Greater Vancouver and the GTA, two of Canada’s most active and expensive housing markets. While September saw record-breaking property sales in Toronto, numbers didn’t soar equally high across all home categories. Buyers leaned into ground-oriented market segments, leaving the condo sphere far less active than in years (and months) past. According to the Toronto Regional Real Estate Board (TRREB), 11,083 existing homes were sold in the Toronto-area in September. Of these, specifically in the 416-region, 1,984 sold properties were ground-oriented (detached, semi-de...tached, or townhomes), while 1,549 were condos. Year-over-year, detached homes saw September sales increase 28.1%; during the same period, semi-detached sales increased 48.8%, and townhome sales went up 21.5%.
