Raising The Mortgage Stress Test Level! What does that mean and how will it affect me you wonder? The mortgage stress test introduced in 2017, was to check that mortgage applicants could still make payments based on a higher qualifying rate. Why should banks be worried about you being able to make your mortgage payments, when the Bank of Canada doesn't seem to be in any hurry to raise rates? ... The concern is that with rates so low, Canadians are able to take on more and more debt. Today's mortgage rates are at an all time low, prompting would be home owners to borrow more than they otherwise would. OSFI is proposing to change the stress test, to make it harder for all non insured mortgages to get approved. So by tempering our ability to borrow, means that we have less spending capacity when it comes to new mortgages, which in turn, could lower housing prices. Question for you, What do you think your home is worth? A very common response to this question is usually a value over market value, because everyone believes their home is worth the most!... But how should you determine value? Price per square foot is NOT always the best calculation. WHY NOT? Because all homes are different. Price per square foot only accounts for the SIZE of a home. Homes come in so many different styles, built with different materials, different finishes, have different attributes, and what about location. Each of these factors and more have an effect on the value of a home and ARE NOT DRIVEN BY SIZE. Price per square foot also doesn't cover recent renovations or upgrades that may have been done to the property. A fully renovated kitchen or bathroom will add tremendous value to a home and doesn't change the size of the home. So while two homes may look identical on the outside, they may be totally different on the inside. There are better ways to determine a home's value. Hello Everyone! I have a very exciting announcement to share with all of you! I'm growing my business and I've FINALLY earned my real estate license. I have been following the breadcrumbs to becoming a realtor for over a decade. Since 2007 I have been investing in real estate, while also feeling pulled in the direction of home design. In 2012, we completed our first investment project, and I was hooked. Since that time, I have been involved in countless projects and establ...ished my real estate services company in 2016. Much to my surprise when many realtors and neighbors would come through the open houses, they would comment on the quality of workmanship, the smart interior design, and beautiful staging work I did. Suddenly out of nowhere, I was getting clients and referrals for new home renovation & design projects and I decided to keep on following the breadcrumbs. In 2020 when we were all forced to stay home, I took some time to reflect on my journey so far and I decided to pursue my long-standing desire to get my real estate license.
