A truly bizarre time in every Canadians favourite conversational piece, our Real Estate market. Never have we seen so many bold opinions and forecasts, from so called legitimate sources, ranging from big gains to big losses. The truth is, any time any one (no matter a bank or economist pundit) says they know what the short term future holds, they are lying to you! We have had hundreds of dealing during Covid, completed several deals, here is what we are seeing. Pent up demand.../active buyers, are at the highest point we’ve seen since the 2016/2017 peak. This means, serious buyers that are looking for a property, inquiring and seeking guidance. Many millennials are not so young anymore, still living at home, and during the lock down with their parents, have more appreciation for their own space. No escape to Cafes serving avocado toast! However, the majority are doing a ‘wait and see’ approach. Listings are way down, Pre-construction projects have been prostponed, so supply is way down. What will happen in the short term will depend on who gives first, buyers or sellers, or will they proceed evenly? As investors, we are not sure what will happen in the short term (unlike the rest ), nor do we care about the short term . TD bank all of a sudden, with their own forecasts, prices to increase 7.8% for the remainder of 2020. We’ve had ALOT of discussions on Real Estate during Covid. With so many headlines and predictions, so much fear, we’ve always maintained to everyone to not over react and think sensibly.
