COVID-19 IMPACT ON HOUSING IN THE SECOND HALF OF MARCH Average prices dipped by 5% in the second half of March compared to February, which was partly impacted by a relatively small sample size and a shift in activity to less expensive properties. However, the average at $862,563 in the last two weeks was 3% higher than the beginning of 2020 and 10.5% higher than a year ago. Supply declined faster than demand in the second half of March, with new listings falling 18% year-ove...r-year, which followed a brief rise in February and resumed the downward trend that was underway. As a result, market conditions held firm throughout the month and active listings at the end of March were down 31% year-over-year.
