This coming Monday, the CMHC First-Time Buyer Incentive is available for the first time. As you know, plenty of people want to become first-time buyers. They want to stop renting. They want to live closer to opportunity. They want to invest. Some are new to Canada & ready to settle down. Starting September 2nd, The Government of Canada is launching their homebuyer incentive program. The program is designed to help qualified first-time homebuyers afford their houses with lowe...r monthly mortgage carrying costs. Basically, the government offers 5% of the purchase price for a re-sale home, or 5-10% for a new construction. There are no payments on this, and you repay it when you sell the house or after 25 years, whichever comes first. You must repay the same percentage you borrowed, but in fair market value at the time you repay. So if the house goes down in value, you return less money than you borrowed. The following is the criteria for the buyer to meet: -maximum qualifying income: $120k -maximum loan: 4x qualifying income (eg. $480k maximum) -must have minimum down payment to be eligible -earliest closing: November 1st, 2019 I hope this helps.
