#tiptuesday Don’t wait till last minutedo your research now! (I know..easier said than done #procrastinationlife ) . If you have any equipment (furnace/AC/hot water tank/etc) that you know is on its last leg, do yourself a favour and start shopping and researching now. .... You just know it’s going to be -40C and your furnace is going to on you. You’re going to panic and just rush to get a new furnace. What’s wrong with that? There’s many brands, types, sizes and a whole bunch of stuff like to consider so you want to make sure you get the right one for you and not just pull the trigger to get the heat back on. . #tiptuesday is usually a good emoji...but if you don’t shut off the valves to your front and back yard hoses, it’ll be and not . I’ll tell you that much! . But seriously, if you don’t shut the valves off, the water in the pipes can freeze, expand and break the pipes. The results? October 2020 Market Overview . Overall market is up almost 14% and it’s mainly pulled by the detached and semi’s market. . The condo apartment segment continues to trend downwards from last month. Although it’s about breakeven from a year ago, it’s actually over 5% from earlier this year.... . Lots of condo listings are hitting the market making the months of inventory for condo apartments the only segment that increase by almost 1.5 months the last quarter while every other asset class stayed low which is why the prices for the other asset classes continued to grow. . September 2020 Market Overview . Overall price growth is still really strong at 15% year over year increase however most of the growth was carried by the freehold market. . Personally, I saw a strong pullback in prices in the condo sector the second half of the month.... . Not listed on this chart is the breakdown of the number of sales. Total sales up by 42.3% from a year ago but sales in the condo apartment sector only up 14.6% while the freehold market sales were up closer to 55%. . I believe this is due to more and more investor owned condo units listing for sale because they’re unable to find a tenant OR because the rent prices have fallen so drastically, that they’re unable to carry the costs even with a tenant or both. . There’s definitely strong buying opportunities now with tons of options for buyers.
