What’s going on in the Real Estate Market? Here’s a summary Communities outside of Toronto are seeing the greatest growth in terms of sales volume and price. Working from home has opened up a wave of growth everywhere, especially small suburban and rural municipalities (905 municipalities). In the City of Toronto, condo sales actually fell 8.5% compared to last year , with prices staying about the same. The 905 municipalities saw a 28.4% rise in condo sales and 6.8% gai...n in average price, both compared to last year. Detached homes in the 905 saw a price increase of 18% compared to 11.2% in Toronto. Sales activity in detached homes was up by 39% in the 905 compared to only 19.6% in the City of Toronto. The Downtown condo market has been seeing a decline is sales, as movement into the city by people such as immigrants, international students, and out-of-province workers has nearly frozen. With more supply of rental units and a drop in demand, rental prices have went down. However, this doesn’t mean the condo market won’t tighten up in the future. Although, investors looking to make a profit should stay on the sidelines for now, everyday people looking to own a home in the city should consider a condo as an option at this time with less competition and more buying power. Lastly, interest rates continue to remain low.
