Imagine your dream life and now take action steps towards making it a reality! I like to keep a log of my dream goals in a journal and then refer back and re-write them out at least weekly. This helps me stay connected to what I truly want for my life and reminds me to stay focused on taking the necessary steps into turning those dreams into my reality.... What are some practices that help you move closer to your dreams?

Now that the cooler weather is here and most kids have started school again, what are some things that you are enjoying about your new routine? For me, it’s being able to go to a hot yoga class at @modoyogaaurora over my lunch break, which helps me to reset and refresh for a productive afternoon. What new routines have you implemented these past few weeks?

Have you ever considered Flipping a house? This is considered a short-term real estate investing strategy, as the goal is to have your money in and out of the deal as quickly as possible. When investing in a Flip, the intention is to purchase a distressed or outdated property at a substantially lower price, renovate it, and then sell it for a profit. The improvements done to the property should reflect and support the new higher selling price.... Is house flipping a real estate investing strategy that appeals to you? Why or why not? As we move out of summertime fun and back into routine, what is one thing you are looking forward to this Fall Season?

Let’s talk investment strategies! They can be short-term, long-term and anything in-between. The important part is to find the one that works best for you and your goals. Investing in Income Properties is a great long-term, wealth-building strategy. Depending on the market, you can lease out units to tenants over a longer period or choose to run an income property as a short-term rental, like an Air BnB or cottage.... For your current lifestyle, which one would you prefer investing in? Short-term rentals or long-term rentals?

And finally...they’re back! First day of school for the boys - Grades 5 & 4! This school year will look a little bit different from the past...may we all have the patience, kindness and compassion to make this adjustment period as smooth as possible everyone.

Are you hanging on to past stories and limiting beliefs of who you are or who you should be? If you want something different, you must DO something different, and envision yourself as the person you need to grow into to fulfill your dreams. From my own personal experience, I am constantly working on changing any past programming and belief systems that don’t serve me, and embracing the growth required in order to keep me moving towards realizing my full potential. It’s a jo...urney, and one that can feel quite uncomfortable at the same time; yet the reward is ultimately stepping into who you were meant to be and realizing your dream life. What are some things you need to let go of to become the person you were meant to be?

Have you experienced market appreciation on your real estate investment? Market Appreciation occurs when the market value of your real estate investment is higher than the price you paid for it. For example, this can occur naturally, such as the value of the property increasing over time through inflation, or through increased demand and limited supply, which can also drive up property prices.... When I invest in real estate, market appreciation is not my top consideration, as investing solely on market appreciation is speculative and no one can predict the future. However, depending on the market you are investing in, this can greatly contribute to your overall return on investment, and is definitely the icing on the cake! Let’s share some of our WINS! One of my wins this month is that by adding an extra bedroom in one of my rental units, I was able to increase market rents by $400/month! Forced appreciation refers to the increase in the value of the real estate investment property, which is typically done through renovations. . Some examples include:... Cosmetic renovations, such as upgrading the bathroom, kitchens, floors, and curb appeal of the property. Providing more living apace, such as adding more bedrooms, adding a deck, or converting the attic into a useable space. Adding a legal secondary unit, like a basement apartment, which then allows you to increase your income by collecting monthly rent from 2 units instead of 1. .
