A sad case... roughly 10yrs old, walkout basement, and the foundation wall has twisted due to unstable ground that recently developed. You never know...and another reason we need corner horizontal rebar. I do not agree with plain concrete. Use rebar in foundation walls, even the frost walls that have backfill on both sides. Now...I say that...but we have seen many amazing lasting masonry walls with no rebar ... Plain concrete or plain masonry needs to be wide, and it needs weight above it to avoid bending. Zip System Sheathing. As Structural Engineers, we often think we can avoid dealing with Insulation and Building Envelope. We cannot. For custom homes we actually have two new forces evolving ....Here is a contrast, old fibre board that that has little in plane shear strength, weaker than drywall. The new Zip Sheathing System will be placed around the full home (existing and addition). Where there is insulation and structural sheathing strength. Not all sheathing is equal.... The modern home requires a review of the lateral (wind & quake) resisting system as well as perimeter continuous insulation.

Always plan for shoring these days when your foundation is close to your property line and you want a basement. 2ft is how much room a person needs for access. Less than that and we are doing blind sided formwork.
